One minute you can be on West Yale Loop in Woodbridge, and with two quick turns you can reach this end unit 3 bedroom Seasons townhome on Summerfield. This also means it is just a stone throw from traffic noise. However, the homes sit above Yale Loop, there is central air, and the noise has been buffered. Last Saturday there was a steady stream of neighbors and interested families arriving to see this upgraded property.

Significant Numbers: On the market about 10 days, this two level, 1,378 sq. ft. 3 bedroom, 2.5 bath home was built in 1986. HOA dues are $238, and the property is $459 a sq. ft. There are no Mello Roos.

The dining area has sliding doors opening to the rear patio. Gleaming hardwood floors, plantation shutters, designer accent paints and cathedral ceilings make the most of the open floor plan.

A galley kitchen with ceramic tile floors, granite counters, tiled backsplash, garden window and glass insert cabinets sits next to the family room with built-in desk and cabinets that also opens to the patio. A guest bathroom with wainscotting is just around the corner, along with a door accessing the two car garage. Laundry is in the garage.

The wraparound side yard and covered patio are ready for small parties and lots of family barbecues.

To the right of the entry, stairs lead to the 3 bedrooms including a remodeled master suite that has a roomy walk in closet, window seat and bath with granite counter. One of the two other rooms serves as an office/study and does not have closets, but could be converted. The other full bath has tub and shower.

What should be considered? This updated townhome in the outer loop of Woodbridge is close to South Lake and the community pool is a few yards away. Distinguished Irvine schools, community atmosphere and beach clubs are all part of this home’s package. All bedrooms are upstairs which works well for younger families, but not as well for mature buyers.

Who will move in? Professional couples looking for a key Irvine location with community atmosphere and extra bedrooms for guests, work or hobbies may consider this townhome. An active family seeking the benefits of the prime local schools and the accessibility of the pools and beach clubs may also be drawn to this home.

Open House Review: 28 Pacific Grove

Last week, I reviewed 12 Ivanhoe, a large home in Northpark. This week, I will review 28 Pacific Grove, an even bigger home in the same community. As of May 5, both homes are still on the market. The price on 28 Pacific Grove dropped $70,000 since I visited a week ago.

This house is on the corner of Pacific Grove and Grass Valley, one of the bigger streets that runs through the Northpark community. It isn’t too busy, but it’s not on a quiet cul-de-sac either. From the outside, the home has a lot of curb appeal, with a well-manicured lawn, lots of windows and nice architecture.

When I entered the home, I was in a large foyer, with rooms and hallways going off in three different directions. To my right, there was a formal living room. It has Berber carpet and windows on three walls. Coffered ceilings add elegance to the room and fresh paint gives it a clean look.

Straight ahead from the entry, a hallway leads to garage access, a large storage closet under the stairs, and an office. The office has the same travertine flooring as the entry and halls, and it took the place of what could have been a tandem third car garage.

As I moved down the main hall on the left, I passed the formal dining room. Like the living room, it has new paint, a coffered ceiling, and several windows. It has a large chandelier as well. An arched doorway leads into the butler’s pantry and through to the kitchen.


The butler’s pantry has cabinets and a built-in wine rack on one side. The other side has a big pantry with several wide, deep shelves.

The kitchen is large, featuring travertine floors, granite tile counters, a full granite backsplash, and white cabinets. Most of the appliances are white, including the double oven, microwave, five-burner stove, and hood. The dishwasher is stainless steel and the kitchen hardware is all brushed nickel. There is more than enough counter and cabinet space, along with some open shelving in one corner and on the island. An oversized breakfast nook makes a nice spot for casual dining. A single French door leads to the backyard and a large, arched doorway leads to the family room.

The family room has wood flooring and a wall of windows overlooking the backyard. One wall has a fireplace, with granite that matches the kitchen and a white mantle. The third wall has a built-in entertainment center.

There is a downstairs office/bedroom just past the family room. It doesn’t have a closet, but does have an obvious space where one could easily go. The room has wood floors (though a different wood than the family room) and a single window looking out to the side of the house.

There is only one downstairs bathroom and it is next to this extra office/bedroom. The single sink vanity has a granite countertop and white cabinets. A pocket door separates the vanity area from the toilet and shower. The stall shower is nicely tiled and is an average size.

The only access to the backyard is off the breakfast nook. The yard is fully hardscaped, with palm trees and lush greenery lining the edges. It has a built-in barbecue in the middle and a fountain in one corner.

Upstairs, there are three additional bedrooms and the master suite. A rounded nook at the top of the stairs could make a nice reading spot, but isn’t really configured well for much else. One side of the hall leads to the master suite, while the other leads to the secondary bedrooms.

The closest bedroom is, by far, the largest and has the same carpet as the living room. The walk-in closet is just inside the entry of the purple-colored room. One wall has three high windows; another has a single, larger window overlooking the street. Technically, this is considered a bonus room in the original floorplans. If it was a bedroom per the builder, it would have had access to a jack and jill bathroom. Though it does have the closet and can easily be a bedroom, it does not have access to a second floor bathroom without going into another bedroom.

The second bedroom is the smallest. This room has dark wood floors, blue paint, and two windows overlooking the street. It has a two-door, standard closet and an en-suite bathroom. This bath has two sinks, as if it were designed to connect to the first bedroom. It has white counters and cabinets, al
ong with simple white tile in the shower/tub combo. A door separates the vanity area from the shower area.

The laundry room is between the second bedroom and the third. It has a long counter, a deep sink, and several upper and lower cabinets.

The third bedroom is painted green and is bigger than the second. Like the first, it has Berber carpet. A single window overlooks the street. One wall has white, built-in shelving and drawers from end to end with a window seat in the center. It eliminates the need for a dresser, but the shelves would be difficult for a younger child to reach. A short hallway has standard closets on both sides and leads to the en-suite bathroom. This bath has the same counters, cabinets and tile as in the other bedroom. However, it only has one sink and no door to separate the vanity from the shower/tub area.

Last, but not least, is the master bedroom. A long hallway leads to the suite, which has a round vestibule leading to the bedroom on one side and the bathroom on the other. The bedroom has Berber carpet and windows on three sides that bring in a lot of light. A small storage cubby sits in the center of one wall. The room is quite large and could easily have a sitting area.

A hallway with travertine flooring takes you to the first of two walk-in closets and bathroom. The first closet is bigger than the second (which sits farther into the bathroom). The bathroom is fancy, with a big tub area in the center, surrounded by granite tile. Vanities on opposite walls each have a single sink with a cabinet and several drawers. There is a dressing vanity next to one and a linen cabinet next to the other. The shower has an open window to the rest of the bathroom. It isn’t as big as it could be, given the size of the suite, but it’s not tiny either. The other walk-in closet is just past the shower.

Personally, this house felt too big for me. It seemed that every time I turned, I found another hallway leading to another room. I thought at least one of the downstairs bedrooms/offices should have had a closet and think the first floor needs an additional powder room since it is so large. I also wonder if more buyers would have preferred a third car garage to the extra office. Upstairs, I wished that the bonus room had access to a bathroom as well. It is a long way to the downstairs bath and could be problematic having to go through another bedroom otherwise. On the upside, the house is tastefully designed (possibly aside from the paint in some of the bedrooms) and looks very clean with the new paint and carpet. Given how long it’s been on the market and the recent price drop, I wonder if someone might be able to get the home for even less. The price per square foot is in line with the neighborhood, it’s just that the home itself is so big that the overall price tag is high.

Learn, Plant, and Volunteer at Shadetree Partnership

Previously, I wrote about the benefits that trees provide us in Irvine and elsewhere (“Why Trees are Important in Irvine and Every Community). In that post, I briefly mentioned Shadetree Partnership Inc., which is a “non profit (501 (c) (3) volunteer-based organization that promotes more livable communities through the planting and stewardship of shade trees and other nursery stock.”

Shadetreeis located on UC Irvine grounds and has a partnership with the Irvine Ranch Water District (IRWD). You might be wondering why IRWD has a partnership with a nonprofit that encourage tree planting. The reason is water—or more exactly, water-use reduction, stormwater management, and the water cleaning services that trees provide for free. See the post “Why Trees are Important to Irvine and Every Community” for information on how trees provide these benefits.

The next volunteer day at Shadetree is June 7 from 8:30 to 11 am. Here is some of what you will be contributing to if you participate.

“Shadetree operates a 5 ½ acre nursery located on the campus of the University of California, Irvine where over 4,000 trees and shrubs/groundcover are currently growing. It is at that location that enthusiastic volunteers grow, care for and nurture trees, shrubs and groundcover for planting on public lands including schools, parks, churches, and cities. Since its formation in 1990, Shadetree has planted more than 26,500 trees and groundcover at various sites within the community. Many Orange County schools, colleges, community groups, non-profits and businesses have participated in Shadetree planting events.

Shadetree has partnered with 60+ Eagle Scout candidates to design, construct and complete their Eagle Scout Leadership projects. We also have opportunities community service hours for volunteers at monthly nursery events as well as programs for additional involvement with our Adopt-A-Row, and community service programs”

And if you know of an organization that would like a donation of some of these trees from Shadetree, here is what you need to know:

“Shadetree Partnership has nursery stock from one gallon groundcover and shrubs to selected 15-gallon trees. All trees and plants must be planted on unfettered public lands, such as parks, school grounds, cemeteries, and public golf courses, etc. The trees you will be planting will be between two to three years old and will be approximately six feet in height or higher in the containers. Once you complete an application with your wish list, an appointment will be scheduled for you to visit the nursery to select and tag your stock. It will be your responsibility to pick up the stock from the nursery”

    Turtle Rock Single Family Home in Highland Gardens

    Turning off Turtle Rock Drive onto Willow Leaf takes you to this 3 bedroom, 2 bath single family home in a secluded Highland Gardens cul de sac. Recently, I have seen a number of homes in the $900,000 plus price range in Woodbridge and this was an interesting contrast. Compared to Woodbridge’s inviting, but somewhat snug, neighborhoods that revolve around the North and South Lakes, Turtle Rock offers a more spacious, secluded feeling in the midst of hills and hiking trails. Both communities are strong contenders in the Irvine market offering top schools, parks and easy access to Orange County’s many urban assets. It just depends which fits your preferences. On Saturday this particular Turtle Rock home was proving to be a preferred destination attracting a steady stream of visitors.

    Significant Numbers: New to the market, about 6 days, this home was built in 1979. HOA dues are $99. The all one level home is 1,875 square feet on a 6,098 sq. ft. lot, at $506 per square foot. There are no Mello Roos. According to public records, the home was sold for $830,000 three years ago.

    Close up: From the street the appeal is strong. Double doors open to a good sized step down carpeted living room on the left with a fireplace and a big helping of windows. The windowed dining room overlooks the living room. Cathedral ceilings, dark stained floors in the entry, dining room and kitchen and many windows work well throughout the home.

    The kitchen with sleek granite counters and center island/breakfast bar pairs with a roomy family room with brick fireplace. A good sized landscaped raised brick patio and lush grassy area include an English rose garden.

    The master suite opens to the patio and has granite counters and an enclosed tub and shower and a walk-in closet. There are two more bedrooms and another full bath with tub and shower. One of the bedrooms serves as a study/office.

    What should be considered? The appeal of the Turtle Rock setting and the immaculate condition of the home will be weighed against equally strong assets and similar prices in other prime Irvine locations.

    Who will move in? More mature buyers will consider the single level floor plan and parents may see the secluded cul de sac as a safer option for children. Bren Park hiking trails are nearby for active families.

    Open House Review: 4 Varesa

    I am reviewing a home today in Northwood’s Vista Filare Community. Just down the street from Sierra Vista Middle School, this home is walking distance to the middle school, walking trails and Northwood Park Shopping Center. It is a zero-lot-line property so there are no windows along one side of the home.

    Upon entering the home, there is a partial wall straight ahead which creates an entrance area. To the left is the living room and staircase. On the other side of the small wall are the dining area and a doorway leading back to the kitchen and family room. The flooring throughout the first level is laminate wood flooring. The living room has high ceilings and a brick fireplace. It is a smaller room, but has plenty of natural light coming in through 3 windows. The windows throughout the home are original.

    The dining area has a window facing out to the side patio. It is a decent sized area and has a nook that sits between the staircase and the coat closet that can fit a computer table or a smaller piece of furniture. The coat closet can be used as additional storage area since it runs deep under the staircase.

    Through the open doorway are the kitchen, bathroom and family room. The kitchen is immediately to the right. It is a narrow space but it has been remodeled with newer cabinets, granite countertops and backsplash. The old panel lighting was removed and recessed lighting was installed, partially raising the ceiling. The dishwasher, range and double sink are black while the microwave hoodvent is stainless steel. There is ample counter space and storage in the cabinet and pantry. The sink and dishwasher sit on the peninsula that can seat barstools on the family room side. It is a nice open layout that looks out to the family room.

    The family room is a narrow rectangular room. On the far wall is the entrance into the double garage. On the wall that the peninsula comes off of, a large sliding glass door leads out to the side patio, which brings in a lot of natural light. The patio is located off the side, of the home, beyond the front door. It is a rectangular patio with a fountain and space for a small table with chairs.

    Across from the kitchen is a half bathroom that sports a closet with the laundry machines. The cabinets and single sink look original while the hardware has been updated. The blue-ish tile floor looks a bit dated and the grout could use some cleaning.

    Going up to the second floor, a linen closet and skylight are located on the landing leading up to the second floor. The stairs and bedrooms have tan, clean carpet. Once upstairs, the first bedroom is to the right. All three bedrooms are furnished with a ceiling fan. The bedroom is a basic size with one large window looking out to the side patio. It has a full two-door sliding closet.

    Next to the first bedroom is the other secondary bedroom. It is similar in size with a window overlooking the side patio. One of the sliding closet doors looks has fallen off the track.

    Across from the bedroom is the shared bathroom. It is nice with natural light coming in through a skylight above the tub/shower combo. The single sink vanity is original but the cabinets look like they were painted white, which further brightens the bathroom. The flooring is a new linoleum floor. The tub/shower combo has the 4×4 white tiles. Part of the ceiling paint which sits over the shower is peeling.

    The master bedroom is a smaller room that does not have an obvious space if you want a television in the bedroom. The wall across from the bed is lined with three closet mirrored sliding doors. A large window overlooking the side patio brings in ample light.

    The master bathroom is found through an open doorway. Without a privacy door, light and noise from the sink area might disturb a person who is still in bed in the evening or morning. The carpet runs all the way up to the double sinks. Like the shared bathroom, it looks like the original cabinets were painted white and the countertop is original. The shower and toilet are in a tiled separate room. A window located at the top of the shower brings in natural light. The shower has 4×4 white tiles and the shower glass doors are clean and newer. The shower is in clean, excellent condition.

    Although some upgrades could be used in the bathroom, it is in move-in condition. It has a nice, open layout and there is enough space on the side patio to entertain. The only things that I did not like were the feel of the smaller rooms downstairs and the location of the downstairs bathroom being right across from the kitchen. However, compared to other condominiums that I have been reviewing, I like how this home has the two-car attached garage and a larger patio area.
