I am reviewing a three bedroom home in Northwood’s Vista Filare Community.  The open house was bustling with multiple families and the home is move-in ready.  The property is walking distance to the middle school and has no mello roos.  Properties in Irvine have been selling quickly with the square footage price over $400 per square foot, so it will be interesting to see how long 36 Filare will be on the market.

Eastwood Village – Avalon Neighborhood Review

The Avalon Collection in Eastwood Village is the neighborhood’s only set of flats or apartments. Like all of the homes in the Village, these are built by Irvine Pacific. Most of the flats are arranged into buildings of six, with two of each model. The Residence One homes will be on the ground level; the Residence Two homes will have their entrances set farther back and between the Residence One entrances, with the ground level being only an entryway and all of the living space on the second floor, occupying the back half of the building. The Residence Three apartments will sit on opposite sides of the building with a side entry and, like Residence Two, all of the living space will be on the second floor, occupying the front half of the building. Three-unit buildings will have one of each model, again with Residence One on the bottom and the other two above it. The current phases of Avalon sit at the southeast corner of the village, bordering Irvine Boulevard and Jeffrey Road. There are four buildings mapped out at this time comprising a total of 21 flats. These are all closest to Irvine Boulevard and the Parkwood entry. Avalon homes have 2 bedrooms and 2 bathrooms, ranging from 1,161 – 1,544 square feet of living space. Building elevations include Early California (modeled) and Formal Spanish. All three-unit buildings will have the Formal Spanish elevation.

Eastwood Village Review – Irvine’s Newest Neighborhood

Eastwood Village, the newest neighborhood in Irvine, made its debut over the weekend. It is located just north off of Irvine Boulevard and west of Jeffrey. It will eventually stretch north to Portola Parkway. While most villages that opened in the last decade or so have been bordered on all sides by either open space or other new villages, Eastwood’s fourth side actually borders older homes in Northwood. Residents will be part of the Eastwood Village Community Association, which will eventually feature four parks and a brand new elementary school. It also has paseos (walkways), a pedestrian underpass to connect it to the Jeffrey Open Space Trail and easy access to the Hicks Canyon trail.

Open House Review: 94 Overbrook

Today I am reviewing the Santa Clara, Plan 2 model of Stonegate at 94 Overbrook. As of February 3, 2016 the home was accepting backup offers.  Although I thought the price was higher than other Santa Clara Plan 2 models that I have reviewed in the past year, the homes in Stonegate seem to be selling quickly.  Parking for guests is off the street in front of the home.  The home is an end unit.  Once up a flight of stairs, the living space is located on the second level.

Open House Review – 62 Masterson

Today, I will present one of my favorite models in Northpark Square, a three story, four bedroom plus bonus room home at 62 Masterson. The home technically isn’t on the market right now, but is expected to list again soon. Though they had an open house last week, the property was taken off the market around the holidays after being listed on and off since April 2015; it is expected to relist under new representation soon.
