30 Eden is nicely located at the end of a cul-de-sac street, across from one of the community pools, a greenbelt on the side and backing to the home.  With the angle of the home, it has a huge private front yard with a driveway big enough for kids to safely play within their property, but still have the end of the cul-de-sac, sidewalks and greenbelt to access.  The home is upgraded and is move-in ready.  This property would appeal to any family looking for a great location that is also walking distance to Santiago Hills Elementary School and in close proximity to Sierra Vista Middle School and Northwood High School.  As of March 6, 2016, the home had an offer and is accepting back-up offers.

Eastwood Village: Marin Collection Review

The Marin Collection in Eastwood Village is the last of the three neighborhoods that are currently open. An additional three neighborhoods are scheduled to open on March 19. Marin has two main designs (1 and 2) with three variations that aren’t modeled (1X, 1Y, and 2X). The Marin homes are single family, detached condos with a shared motor court for every four homes. The current phase is located just north of the Petaluma homes, stretching from the western edge of Eastwood Village to Parkwood (the road that runs up the center of the village). Marin will finish with 159 homes; 90 of those will be in the location described while the remaining 60 will be an extension in another location that is yet to be determined. Homes have a two-car garage, 3-4 bedrooms and 2.5 – 3.5 bathrooms, ranging from 1,948 – 2,332 square feet. Building elevations will include Early California, Formal Spanish, French, Traditional Monterey and Spanish Monterey.

Open House Review: 119 Baritone

Located in Stonegate, this updated and modern townhouse is move-in ready.  There were a few people at the open house.  Although I find the square footage price on the higher side, if you enjoy modern accents then this home is worth looking at.  The only thing that was not favorable is that the hum from Irvine Boulevard could be heard from the patio, but 119 Baritone is located 2 streets over from the traffic, which helps with reduction of any noise.

Eastwood Village: Petaluma Neighborhood Review

The Petaluma Collection in Eastwood Village is one of three sets of detached condominiums. Helena, a smaller set, is not open yet; next week I will review Marin, the bigger set. The current phases of this neighborhood are in the southwest corner of the Village, bordering Irvine Boulevard and Parkwood. There are three different models, eventually comprising a total of 107 units. In all of the current configurations, the Residence One model is in the middle with Residences Two and Three on the sides. Most streets will have either three or six homes in a row, sharing a common driveway among every three homes. Petaluma Homes all have 3 bedrooms and 2.5 bathrooms, ranging from 1,684 – 1,898 square feet of living space. Building elevations include Santa Barbara, Early California, Formal Spanish, Spanish Monterey, and Traditional Monterey. The models sit on lots ranging from about 2,700 – 3,500 square feet, with the actual homes sitting on comparable lots.
