Portola Springs: The Vine Neighborhood Review

The Vine Collection in Portola Springs is built by William Lyon Homes. These are higher density flats with nine units in most buildings and two buildings forming a u-shape around a shared motor court. There are two sets of buildings that only have four units each (plans 2, 3, 6, and 7), forming a u-shape around their shared motor court. There are seven different floorplans, combining for 106 total homes. Nine unit buildings have one every model, plus a second, slightly different flat of plans 2 and 7. The neighborhood is located in the center of the new area in Portola Springs, with easy access to both neighborhood parks. All homes have an attached, two-car garage; most are side-by-side but some residences 2 and 7 have tandem parking. Residences 1 – 3 are on the ground level. Residences 4 – 7 have a ground level entry but all rooms are on the second floor. The flats range from 1 – 2 bedrooms, and 1.5 – 2.5 bathrooms, with 1,234 – 1,700 square feet of living space.

Open House Review: 20 Glorieta West

Today I am reviewing a two level home in Northwood’s Park Paseo Community. 20 Glorieta West is nicely situated on a cul-de-sac street and has a nice size lot for Irvine and for the neighborhood.  I am surprised by the higher price, with the original features in the master bathroom and bath/shower combo in the shared bathroom.  The same model with a 200 square foot add-on, a remodeled yard and more upgrades sold for $1,000,000 on Christamon at the end of last year.  However, the size of the backyard is still nice and there are many upgrades, such as the flooring, remodeled kitchen, recessed lights, updated fireplace, scraped ceilings and new internal doors.

Open House Review: 17 Fortuna West

Today I saw a two level home featuring four bedrooms plus a loft.  17 Fortuna West is located in Northwood’s Park Paseo Community.  It is the only model with an open loft.  The backyard backs to Park Place, an internal street with a 40mph limit which loops around the neighborhood. Although the traffic is not heavy, the entrance in and out of Fortuna is located right at the bend of Park Place, which makes it difficult to see fast approaching cars.  It seems homes in this neighborhood have recently been selling at a higher square footage price.

Portola Springs: Indigo Neighborhood Review

The Indigo Collection in Portola Springs is built by California Pacific Homes, and has the smallest homes of any of the new neighborhoods. There are three different models of flats and townhomes, plus a variation on residence 3 (3X). The homes are arranged in with anywhere from four to six units per building. In a four-unit building, there will be one of each model. A five-unit building has two each of residences 1 and 2, plus one residence 3X. In a six-unit building, there are two of each residences 1, 2, and 3X. It looks like there are only eight planned residence 3 homes in the first section of homes. There will be a total of 171 Indigo homes, split into two sections; one with 79 units and the other with 9.  The first phase are at the south end of the village, bordered by Modjeska, Still Night, and Northern Point. A large group of apartment homes is scheduled to open this spring just south of these homes, between Still Night and Irvine Boulevard. The second set of Indigo homes, which won’t open until the entire first group of 79 homes is sold, will be in the center of the community, surrounded by other new Portola Springs neighborhoods. All homes have an attached two-car garage. They range from 2 – 3 bedrooms and 2 – 3.5 bathrooms, with 1,178 – 1,822 square feet of living space. Elevations include Santa Barbara, Early California, Formal Spanish, and Italian.

Portola Springs: New Neighborhood Overview

Portola Springs just released an entire new section, featuring five new home collections and two parks. This neighborhood is in the southeast corner of the village, bordered by existing homes off of Irvine Boulevard to the south, Modjeska to the west, Portola Springs Road to the north, and undeveloped land to the east. Additional apartment homes will open on the south side of the neighborhood later this spring. Some of the homes will be a very short walk to the new elementary school. Residents will be part of the Portola Springs Community HOA, with full access to all of the village parks and pools. Some tracts will also have a second HOA just for the tract.
