Eastwood Village: Piedmont Collection Review

The Piedmont Collection has the second largest homes in Eastwood Village. There are two main residences, as well as a 2X design, which has a slightly larger loft and entryway. All homes are single family residences, usually with 5-7 homes on each side of the street. Residence 1 can be either an end home or in the middle, Residence 2 is always in the middle, and Residence 2X always sits on a corner lot. Homes have an average lot size of 3,700 square feet and are represented as such in the models. Piedmont has what I consider to be the best location in Eastwood Village. It is centrally located, sitting adjacent to the brand new school site and most of the Village’s parks. Half of the 142 homes sit on each side of the school, with the first 71 opening on the southern side and the remaining 71 opening just north of the school site, though probably not for at least 18 months. The models have two-car garages, four bedrooms, including one on the first floor, and 3-4 bathrooms. They range from 2,165 – 2,546 square feet. Home elevations include Santa Barbara, Early California, Formal Spanish, French, and Traditional Monterey.

Open House Review: 31 Entrada West

31 Entrada West is nicely located at the end of a cul-de-sac street, just around the corner from one of the two community pools.  The home has added a desirable ground floor master bedroom as well as an extra room added to the second level master bedroom.  The home is move-in ready and everything has been updated apart from one original tub/shower combo.  This property would appeal to any family looking for a great location with a ground floor bedroom.  It is also walking distance to Santiago Hills Elementary School and in close proximity to Sierra Vista Middle School and Northwood High School.

Open House Review: 7 Atlanta

This is a single level zero-lot-line home in Northwood and is move-in ready.7 Atlanta is nicely located on a cul-de-sac street, however the traffic from Irvine Boulevard could be heard from the front of the home and the property backs to Yale, which is not as busy as a street, but passing cars could be heard.

Eastwood Village: Helena Collection Review

After several weeks reviewing the new homes in Portola Springs, I was able to go back to Eastwood Village. Three more collections opened recently in this newest village of Irvine. This week, I will review the Helena Collection.

The Helena Collection has the second smallest homes in Eastwood Village. There are three main residences, as well as a 2X design whose only difference is a wider garage. The Helena homes are attached townhomes with buildings having two, three or four units each. A two unit building as residences 2 and 3; a three unit building has residences 1, 2, and 3 with one always in the middle; a four unit has one of each model, including the 2X, with residences 1 and 2 in the middle. Helena is on the eastern side of the community, bordering Jeffrey on the east and the new Avalon homes to the south. Directly north of it will eventually be housing but is so far unplanned. The western side borders Parkwood, the main street running through the village. There will be a total of 142 homes in the Helena collection.  Homes have a two-car garage, 2-3 bedrooms, and 2.5 bathrooms, ranging from 1,557 – 1,714 square feet. The garages actually face the street, rather than a typical motor court setup seen in many other townhome communities. Building elevations include Early California, Formal Spanish, and Santa Barbara. The model shows the Formal Spanish elevation; the two-unit buildings do not have a Santa Barbara elevation option.

Portola Springs: Cressa Review

The Cressa Collection in Portola Springs is the last, and biggest, of the new neighborhoods. Built by The New Home Company, these are single family homes with private driveways. There are three different models comprising a total of 95 homes. They are located in the northeast corner of this newest section of Portola Springs, curving around toward the Legado homes. Most lots will be an easy walk to Portola Springs Elementary School. The residences range from 3 – 5 bedrooms, 2.5 – 5 bathrooms, and 2,440 – 2,443 square feet. All homes have a 2-car, side-by-side garage, a first floor bedroom, and either a loft or bonus room upstairs. All homes share the same three elevation styles, including Santa Barbara, Formal Spanish, and Monterey. The average lot size for the Cressa homes is 4,000 square feet, with the model lots being approximately 3,800 square feet.
