Julep at Parasol Park is a collection of detached condominiums built by Shea Homes. There are two distinct models, along with a 2X variation that, like the X models in Jade and Somerset, includes a third-floor loft and covered deck. Julep is located south of Cadence and east of Beacon, just north of the new neighborhood park, Parasol Park. There will be 48 homes ranging from 1,734 – 2,131 square feet. The condos will be built in groups of four around a shared motor court. All homes have three bedrooms and range from 2.5 – 3 bathrooms. Each also has a two-car garage. While the models are currently open for viewing, sales won’t begin until after Parasol Park’s Grand Opening on January 21.
Open House Review: 117 Thornhurst
Today I am reviewing the Santa Maria, Plan 2 model of Stonegate at 117 Thornhurst. Unlike other properties I have reviewed, this home’s front door looks out to the greenbelt and out to Jeffrey. It provides an open, private view from the front door, with trail access just a few doors down. The only downfall is that it was a bit of walk from street parking to the front door. From the street, accessing the front door lead you down the aisle of garages, turning left on the sidewalk and walking past several other homes before coming to this property. The home was listed in November at $674,888. Although the home is not highly upgraded, like other Santa Maria Plan 2’s that I’ve reviewed, the unique view and privacy may be the reason for the higher price.

Parasol Park: Jade Collection Review
Jade at Parasol Park is a collection of detached condominiums built by Pulte. There are four distinct models, three of which have an optional “x” layout that includes a third floor. Jade is located just south of Magnet and east of Ridge Valley, with additional future developments planned for the land to the south. There will be 64 homes ranging from 1,607 – 2,746 square feet. The “garden court” homes have garages off a shared motor court and their front doors off a shared walkway, with most motor courts serving six houses. Homes have from 2 – 4 bedrooms and 2.5 – 3.5 bathrooms. Each house has a two-car garage. All plans have three elevations: Gill, Schindler, and Wright.
Parasol Park: New Neighborhood Review
The Great Park’s newest neighborhood, Parasol Park, opened several new collections in December. The next few collections are slated to open in mid-January. Parasol Park is between Cadence (at the south end of Beacon Park) and Great Park Boulevard, with most homes planned to be on the east side of Ridge Valley. The entire neighborhood will have over 725 homes, all of which are condominiums (some attached, some detached). There will be ten different home collections, though they haven’t announced a name or builder for the 10th, which is supposed to open in the spring.
Open House Review: 4582 Havenhurst
Across the street from Irvine High School is the community, El Camino Real. This home is nicely located at the end of a cul-de-sac street running parallel to Walnut. If you are looking for a single story home in the area, this home would be worth looking at, although it is higher priced than comps over the past 6 months. It is fully remodeled with added square footage. It feels like you are walking into a home from a new community and unlike other homes that have recently sold, it has 3 full bathrooms, indoor laundry, new windows and upgraded features. Because of the added square footage, the yard space is smaller than neighboring homes, however there is still space on the side of the home for kids to play. Let’s explore if the higher asking price is justified.
