Parasol Park: Amethyst Collection Review

Amethyst at Parasol Park is a collection of attached condominiums built by The New Home Company and designed by SDK Atelier. There are two unique models comprising a total of 54 homes, with each building having one of each model. There is also a variation on residence 1, so eight of the buildings have a residence 1X instead of the standard 1. Houses are grouped around a shared motor court, with some homes having front doors that face the street and others along a shared walkway. Amethyst sits at the south end of Parasol Park, with neighborhoods on three sides and a future development planned just south of it. The Amethyst homes are two stories, have 2 – 3 bedrooms, and 2.5 – 3 bathrooms. The homes range from 1,806 – 2,197 square feet and have a two-car garage. Complete buildout for the collection is expected in 2019.

Open House Review: 53 Flamenco

Located across a small tot lot in the Treo Tract of Woodbury is a 3 bedroom townhouse with a desirable ground floor bedroom.  As of February 7, the status of the home is “Accepting Backup Offers”.  I was interested in what and when the home would sell.  It is competitively priced and in a nice location but the layout did not flow well.  The ground floor layout was a bit segmented, but the home has two small outdoor areas and only one shared wall. The property is slated for Woodbury Elementary School and Jeffrey Trails Middle School.

Interestingly, 31 Fortuna East was originally listed in January at $979,000, but fell out of escrow, relisted in February at the higher price of $989,000 and received an offer on February 16th.  Located at the elbow bend of a quiet cul-de-sac street, the home backs to Park Place, an internal non-residential street.  The yard is large for Irvine and one of the larger yards in the Park Paseo community.  The home is partially upgraded.

Parasol Park: Carlisle Collection Review

Carlisle at Parasol Park is a collection of detached condominiums built by TRI Pointe Homes. There are four unique models comprising a total of 74 homes. Houses are grouped in sets of six or eight units around a shared motor court. Residences 1 and 2 are always center units, though the 6-unit configurations do not include any residence 2 models. Residence 3 units sit at the front of each configuration, with one on each side of the motor court. Each configuration also has two residence 4 homes which are connected at the garage, but don’t share any other walls. Carlisle sits at the southeast corner of Parasol Park, just below the neighborhood park. There may be a future development surrounding it at a later date. The Carlisle homes are two or three stories, have 2 – 4 bedrooms, and 2.5 bathrooms. The homes range from 1,594 – 2,153 square feet and have a two-car garage. Elevations include Classic Modern, Streamline Moderne, and Art Deco.
