Open House Review: 110 Baritone

Located in Stonegate, this condominium is listed as a 3 bedroom, however it is currently a 2 bedroom plus a den. The den can easily function as a bedroom, but it does not have a closet.  The open house was busy. While the home was staged nicely, the master bathroom has been well used and a few scuff marks were visible in the paint throughout the home.  Otherwise the rest of the rooms and the home was in good condition.

The basics:

Square Footage: 1,555
$/Sq Ft: $481

Open House Review: 23 Eden

Today I am reviewing a single level home in Northwood’s Park Paseo Community, nicely located at the end of the cul-de-sac, where one of the two community pools are.   As of March 13, the status of the home is “Accepting Backup Offers”. Single level homes do not come on the market often in Park Paseo and this home would be desirable for a family wanting to be close to the amenities as well as walking distance to the Santiago Elementary and walking or biking distance to Sierra Vista Middle School and Northwood High School.

Asking Price: $795,000
Bedrooms: 3
Bathrooms: 2
Square Footage: 1,560
Lot Size: 4,356
$/Sq Ft: $510
Property Type: Single Family Residence
Year Built: 1980
Community: Northwood – Park Paseo
HOA dues are $106 per month and there no are Mello Roos taxes.

Open House Review: 84 Kimbal

Last week I reviewed the same model home at 75 Kimbal, but this home is on the opposite side of the street.  75 Kimbal is priced lower by nearly $90K, but some of the upgrades may be worth it to a buyer.  The furniture in 84 Kimbal is also negotiable for purchase.

The basics:
Asking Price: $1,386,666
Bedrooms: 4
Bathrooms: 4
Square Footage: 2,653
$/Sq Ft: $ 523

Open House Review: 20 Christamon West

Although advertised as a five bedroom,  20 Christamon West features 4 bedrooms plus an enclosed loft.  It is the only model in Park Paseo with an open loft, and in this case, the home has enclosed the wall.  It has both pros and cons to its location.  The pro is that it sits directly across from the Clubhouse, huge green grassy area and tennis courts. Santiago Hills Elementary School is also to the right, visible from the front door.  One concern may be the amount of car traffic, but only for a very short period at drop off and pick-up times.

Asking Price: $1,094,000
Bedrooms: 4+ Loft
Bathrooms: 2.5
Square Footage: 2,474
Lot Size: 5,450
$/Sq Ft: $442
Property Type: Single Family Residence
Year Built: 1980
Community: Northwood – Park Paseo
HOA dues are $106 per month and there are no Mello Roos taxes.
Schools: Santiago Hills Elementary School, Sierra Vista Middle School and Northwood High School.

Open House Review: 53 Flamenco

Located across a small tot lot in the Treo Tract of Woodbury is a 3 bedroom townhouse with a desirable ground floor bedroom.  As of February 7, the status of the home is “Accepting Backup Offers”.  I was interested in what and when the home would sell.  It is competitively priced and in a nice location but the layout did not flow well.  The ground floor layout was a bit segmented, but the home has two small outdoor areas and only one shared wall. The property is slated for Woodbury Elementary School and Jeffrey Trails Middle School.

Asking Price:   $779,900
Bedrooms:       3
Bathrooms:      3
Square Footage: 2,026

$/Sq Ft:           $385
