I am reviewing a home today in Northwood’s Vista Filare Community. The home has been completely remodeled and beautifully upgraded, but buyers should note that Culver Drive traffic is heard from the resident’s patio and is visible from the master bedroom. Just down the street from Sierra Vista Middle School, this home is walking distance to the middle school and Venta Spur Trail. It is a zero-lot-line property but with the high ceilings, bright rooms, and upgrades, it did not occur to me that it was a zero-lot line.

Once again, I am seeing evidence of a rapid-moving market. I visited 33 Abeto on its opening weekend and, within a few days, they had accepted an offer (though they are accepting backups). This model is the same as 1 Brillantez, which I reviewed a few weeks ago and which is now in escrow at $960,000 ($15,000 over the asking price). Let’s see how 33 Abeto compares:

Driving into Northpark Square, 30 Idyllwild is located on an internal tract just steps away from the community pool. Guest parking was scarce on the neighboring streets. The living space is accessed from a flight of external stairs or up a flight of internal stairs directly from the garage. The home has one bedroom on the main living floor and the master bedroom upstairs. Although an Irvine address, students would attend Tustin School District’s Hicks Canyon Elementary School, Orchard Hills School and Beckman High School. The sellers seem highly motivated to sell.

On Saturday, I visited 17 Carlina in Northwood. It had only been on the market for a couple of days and the open house was very crowded. The listing has now been removed; per the realtor, there were five offers on Saturday and one was accepted. The one story home has been nicely upgraded.
