Open House Review: 8 Pendelton

8 Pendelton is a two level townhome with three bedrooms, a private patio and an unattached 2 car garage. It is located in an area with very low traffic due to surrounding cul-de-sac streets. The home gets street noise from Irvine Boulevard, and the main street is visible from the secondary bedroom windows.   However, the home is just steps away from the community pool and is just around the corner from Sierra Vista Middle School. Back-up offers are accepted since May 12, 2015, only 5 days since it was first listed.

Asking Price: $625,000
Bedrooms: 3
Bathrooms: 2.5
Square Footage: 1,668
Lot Size: 2,178
$/Sq Ft: $375
Property Type: Townhome Two Level
Year Built: 1980
Community: Northwood

HOA dues are $250 per month and there are no Mello Roos taxes.

Open House Review: 4 Brisa

Located in Northwood, 4 Brisa is a desirable single level property. The home is nicely located on a cul-de-sac street, although traffic from Irvine Boulevard can be heard outside of the home. Walking distance to Santiago Hills Elementary School and Sierra Vista Middle School, there are no mello roos or HOA fees associated with the property. Recently, another single level home a few doors down (see Karen’s review of 17 Carlina) with the asking price of $709,900 was quickly sold. Let’s analyze if this higher price for a smaller home is justified.

Asking Price:   $719,000
Bedrooms:        3
Bathrooms:      2
Square Footage: 1,300
$/Sq Ft:            $553
Lot Size:          3,920
Property Type: Single Family Residence
Year Built:       1979
Community:     Northwood

There are no HOA Fees or Mello Roos.
