Open House Review: 40 Westport

This two story home is nicely located at the end of a cul-de-sac.  It recently had a price drop since the property was re-listed in November.  Although the home’s side borders Eastwood, Eastwood is a street with minimal traffic so I would not be concerned with traffic noise.  The home is slated for Northwood Elementary School, Sierra Vista Middle School and Northwood High.

The basics:
Asking Price: $968,000
Bedrooms: 4
Bathrooms: 2.5
Square Footage:  2,640
Lot Size: 5,700
$/Sq Ft: $367

Open House Review: 1 Rockwren

I stumbled upon a single family home in Woodbridge while visiting all of the condos I saw a few weeks ago. This home, 1 Rockwren, has been on the market since mid-August without any changes in price.

The Basics:
Asking Price: $1,359,000
Bedrooms: 4
Bathrooms: 3
Square Footage: 3,000
Lot Size: 5,500 square feet
Price per Sq. Ft.: $453
Days on Market: 138
Property Type: Single Family Home
Year Built: 1978
Community: Woodbridge
HOA: $84 per month / Mello Roos: No
Schools: Eastshore Elementary, Lakeside Middle, Woodbridge High School (Irvine Unified)

This home is located on a corner lot, not far from the North Lake and very close to one of Woodbridge’s many parks and pools. From the outside, it isn’t a very attractive property, with an old garage door and so many plants that you can’t see the front door or any windows. It has a large patio with a very private feel leading up to the front door.

Open House Review: 85 Sanctuary

The two story condominium is just steps away from Woodbury Park and Community Center.  I wonder if the home has been on the market for so long because of the higher square foot price or because it just doesn’t show as well as it could.  It has a small private patio that many condominiums lack in the newer communities and has some nice upgrades, however there are a couple features that may seem a bit awkward.

The basics:
Asking Price: $708,000
Bedrooms: 3
Bathrooms: 2.25
Square Footage: 1,650
Lot Size: 2,000
$/Sq Ft: $430
Property Type: Condominium
Year Built: 2005
Community: Woodbury
HOA: $212
Mello Roos: Yes

Open House Review – 7 Alabaster

For the third week in a row, I visited a condominium in Woodbridge. This week’s property, 7 Alabaster #2, is also located outside the loop near the southwest corner of the community.

The Basics:
Asking Price: $625,000
Bedrooms: 2
Bathrooms: 2
Square Footage: 1,491
Lot Size: N/A
Price per Sq. Ft.: $419
Days on Market: 31
Property Type: Condominium
Year Built: 1981
Community: Woodbridge – Windsor Estates
HOA: $465 per month ($380 condos/$85 Woodbridge) / Mello Roos: No
Schools: Meadow Park Elementary, South Lake Middle, Woodbridge High School (Irvine Unified)

This condo is the least expensive of the three I saw (the others were at 3 Alderwood and 14 Springflower), but is priced in the middle in terms of dollars per square foot. The setup was a bit strange here, as the garage was right on the corner of the street, but the house was actually set farther back through a courtyard.
