Orchard Hills – Padova Collection Overview

Padova is the newest collection in The Groves at Orchard Hills. Built by Shea Homes, these luxury residences are located outside the original loop of the Groves, near the Varenna neighborhood that opened last year. While the models aren’t projected to open until August, the sales gallery is open and seven of the neighborhood’s 36 homes have already sold. Residents of Padova will be part of the Orchard Hills Neighborhood Association and near Hideaway Park. The models are located a little deeper into the hills than the homes will be; they will be off Royal Pine, just a little past the turnoff from Furrow.

Parasol Park: Windchime Collection Review

Windchime is the most recent collection to open in Parasol Park. One of the largest neighborhoods, Windchime will have 118 attached townhomes built by Lennar. There are five different floorplans arranged in buildings of either three or seven units. Buildings are arranged in horseshoes around a shared motor court, with two 7-unit buildings surrounding two 3-unit buildings. Like Sterling, this neighborhood is on the west side of Ridge Valley, bordered by Cadence, Harringay, and Paramount. The models range from 1,704 – 2,744 square feet. The homes have 2 – 4 bedrooms and 2.5 – 3.5 bathrooms. There are a few guest parking spaces scattered throughout the community, though only the area near the models has more than four.  Each home has an attached two-car garage. Elevations include Contemporary, Art Deco, and Modern (as modeled).

Parasol Park: Sterling Collection Review

Parasol Park recently unveiled two more home collections. Sterling is a community of attached townhomes with four models, along with variations on two of them. Built by TRI Pointe Homes, each building has six units comprising 96 homes. The neighborhood is the first to open on the west side of Ridge Valley, also bordered by Cadence, Harringay, and Magnet. The models range from 1,385 – 2,336 square feet. They have 2-4 bedroom and 2.5-3 bathrooms. Each building has one of each floor plan, plus the 1X and 2X variations. The 1, 1X, 2, and 2X are three-story, center units set farther back from the street. Residences 3 and 4 are always end units, have optional third floors, and are set close to the street. Each home has an attached, two-car garage. Elevations include Irving Gill (southern California modern), Art Deco, and Schindler (mid-century Los Angeles).

Eastwood Village: Delano Collection Review

Eastwood Village recently opened its newest set of homes. Delano is a community of attached townhomes with three unique models. Built by Brookfield Residential, there will be a total of 69 homes, each set in three-unit buildings. The neighborhood has a long, narrow layout that stretches along Parkwood from Trailhead to Alpine. Half the homes face Parkwood and will have views of Eucalyptus Park, Eastwood Elementary School, Grand Trellis Park, and/or Mosaic Park. The other half will run behind them (along Henson) and will face homes from the Petaluma or Marin neighborhoods. The three models range 1,544 – 1,918 square feet. They have 3-4 bedrooms and 2-3 bathrooms. Each building has one of each floor plan, with Residence 1 always set in the middle and all of its living areas on the second floor. Each home has an attached, two-car garage and shares a motor court with several buildings. Though all homes share walls, noise should be kept to a minimum, as all shared walls are actually two separate walls with a small space between them. Elevations include Early California, Santa Barbara, Formal Spanish, and Spanish Monterey.

Stonegate – Chelsea X (Auburn Collection) Review

Last September, I posted a review of the Auburn Collection in the village of Stonegate (you can view that review here). At the time, their largest model hadn’t opened. Chelsea X finally reopened about a month ago, and I was able to visit it this week. This is the largest home in the collection, measuring approximately 5,250 square feet, which includes a full basement. Auburn, built by Richmond American Homes, is in the northern section of Stonegate and will have approximately 75 homes. One model (Cherie) is already sold out and there are only four Chelsea X homes still available. The other two models, Seabrook and Seneca are still selling.
