Eastwood Village: Morro Collection Review

The Morro collection is the last of the recently-opened neighborhoods in Eastwood Village. Built by The New Home Company, there will be 81 single-family homes in the collection. The neighborhood is at the northern edge of Eastwood Village, bordered by the Hicks Canyon Trail on one side. There are three floorplans, ranging from 3,513 – 4,022 square feet, with 4 – 5 bedrooms and 4.5 – 5.5 bathrooms. Lots will average 4,500 – 5,000 square feet, with two of the models representing average lots (the third model is on a much larger lot, demonstrating the few premium lots within the collection). All homes have a downstairs bedroom, upstairs bonus room, and an attached, two-car garage.

Eastwood Village – Avila Collection Review

This week, I visited the new Avila collection by Richmond Homes in Eastwood Village. There will be approximately 56 single-family homes on average lots of 4,000 square feet (comparable to the model lots). The neighborhood is in the northeast corner of the village, bordered by Jeffrey Road, Portola Parkway, and the Hicks Canyon Trail. There are four floorplans, ranging from 2,404 – 3,083 square feet, with 4 – 5 bedrooms and 3 – 5.5 bathrooms. All homes have a downstairs bedroom and attached, two-car garage. Most homes also offer a loft.

Eastwood Village: Beverly Collection Review

Three more home collections recently opened in Eastwood Village. This week, I will review the Beverly Collection by Brookfield Residential. There will be approximately 80 single-family homes on an average lot size of 4,600 square feet (model lots range from 4,250 – 4,600 square feet). The neighborhood is on the north end of the village, near the Hicks Canyon Trail. The three models range from 3.239 – 3,500 square feet, with 4 – 6 bedrooms and 3.5 – 4.5 bathrooms. All homes have an attached, two-car garage, downstairs bedroom, and upstairs bonus room. Elevations include Santa Barbara, Early California, Monterey, and Spanish Colonial.

Orchard Hills: Bella Vista Collection Review

Orchard Hills recently opened the models in The Vistas, two new home collections by Toll Brothers that began selling several months ago. This week, I toured the Bella Vista collection, which is currently selling the third of nine phases. These homes are located high in the hills behind the gates of the Groves, so many will have expansive views of the city. There are five different floor plans but only three are modeled. The homes range from 4,698 – 5,508 square feet with 5-6 bedrooms and 5.5 – 6.5 bathrooms. Every floor plan also includes an office downstairs and a bonus room upstairs. All homes have 3-4 car garages, though some are reduced to only two cars with certain interior options. Elevations include Tuscan, Italianate, and Spanish Colonial.

Bella Vista may eventually build additional homes on the other side of the hill from the current models and lots. Build-out on the side of the hill currently under construction is expected to be complete in approximately four years. Lot sizes range from approximately 7,400 – 15,000 square feet, with the models sitting on relatively small lots of 7,475 and 8,810 square feet. Most homes tend to fall between 8,000 – 10,000 square feet. The largest lots will have premiums up to one million dollars.

Open House Review: 41 Brena

Last week, I visited 41 Brena in the Crestwood Estates neighborhood in Northwood. The HOA is small, with around 75 homes. It has a small neighborhood park and tennis courts, and is very close to both the Hicks Canyon Trail and Hicks Canyon Community Park.
