Open House Review: 1 Delamesa East

1 Delamesa is a single story, zero lot line property that is move-in ready. Recent comparable sales in the same neighborhood sold at $620,000 ($468/square foot) and $625,000 ($472/square foot)at 32 Entrada and 27 West Lucero, respectively. Both of those properties were better located at ends of cul-de-sacs, but backing to a street with some traffic and appeared to need more upgrades. Is the higher price for Delamesa worth it?

This house has remodeled bathrooms, scraped ceilings, laminate flooring throughout, clean interior paint and new windows. The backyard has a newer fence bordering the neighbors, a built in bar-b-que and fire pit. The backyard backs to Hicks Canyon, and although it is not a major street, I could hear the random cars drive by. This house sits on a corner, with Hicks Canyon behind it, the entrance to Delamesa East and West on the side, and Delamesa East in front of it.

The front door leads into a rectangular shaped great room which consists of the living room (to the left), small dining room (to the right) and open kitchen with a breakfast bar. Straight ahead is a hallway leading to the bedrooms. The vaulted ceilings and large windows create an open, light feel. The kitchen has original cabinets that have been cleanly painted white. The countertops are updated with granite and there are plenty of cupboards, drawers and a pantry for storage. Stainless steel appliances have also been installed. One garage entrance is located in the kitchen. The dining room has a sliding glass door which leads to the side/front enclosed area.

Recessed lights and plantation shutters have been installed in the living room, and the room also has an updated fireplace. One entrance into the third bedroom (currently used as an office) is off of the living room. The double doors into the office could be dry-walled to create more of a private third bedroom, if desired. With the double entrance, one from the living room and one from the hallway, the third bedroom does not have a lot of wall space or privacy to be used as a bedroom. The room contains a small closet.

Adjacent to the current office is another bedroom which is similar in size with a window facing the backyard. The hall outside of the bedroom consists of a bathroom, small linen closet and coat closet. The bathroom has been completely remodeled with a large bathtub/shower combo, tile and vanity. The only lights I noticed that were original were located in the hallway leading back to the front door.

The master bedroom has vaulted ceilings, good closet space, a remodeled bathroom and a sliding glass door that leads to an enclosed small patio. Another garage entrance is found in the enclosed patio. The bathroom has double sinks and is separated from the toilet and bathtub/shower combo. There is no door in front of the vanity, so there may be light and noise in the mornings if another person is utilizing the area while the other is sleeping.

1 Delamesa has been upgraded nicely. It is clean, move-in ready and would appeal to buyers that are looking for a single story house in the neighborhood. However, the deciding factor would be the location. The streets do not have high traffic, but having traffic on three sides of the house should be considered. Is it worth the extra $20K to have a house with more updates, but in a higher traffic location?

Open House Review: 8 Palmatum

8 Palmatum’s significant price drop makes this 4 bedroom plus large bonus room a good deal, especially for how clean and nice this house shows. Recently the same model sold for a higher price in the neighborhood, but this house has more upgrades, does not back to any streets, and sits across the street from the elementary school’s large grassy field. It is, however a short sale.

The house has a remodeled kitchen, scraped ceilings, 6 paneled doors, built-in speakers in most rooms, plantation shutters, recessed lights, crown molding, new windows, clean carpet and some wood floors. The Master bathroom is completely re-modeled. The other bathrooms have original cabinets and countertops but are well maintained and clean.

Upon entering, the staircase sits in front of you with space for a small table to the right of the staircase. There is a small coat closet located under the staircase. The large window above the front door creates a lot of light in the area. Immediately to the left is a step down to the carpeted formal living room with an open floor plan to the dining room. The rooms have clean plush carpet, crown molding and some of the walls have rounded corners. The new windows have plantation shutters, and the rooms have recessed lights .

Adjacent to the dining room is a remodeled kitchen with granite countertops and a tile backsplash. There is an island with a couple of barstools, stainless steel appliances and wood floors. It has plenty of cabinets/drawers and a pantry. The kitchen has an open floorplan that opens up to the family room. The room is equipped with speakers, window treatments and a former wet bar that they changed into drawers/shelves. The fireplace is original red brick.

The family room has a new sliding glass door which leads into a flat backyard. It has a patio with a vinyl patio cover for entertaining. There is plenty of grass for playing or for a pet. The amount of mature trees give a secluded feel, but some of them can be removed or cut back to create even more space in the backyard. A gas line in the back makes it easy to hook up a bar-b-que.

Behind the family room is a hallway with a half bathroom, garage entry and laundry room with access to the backyard. The bathroom has new stone floors, but the cabinets and countertop are original. However the cabinets are painted white and the countertops are clean and well maintained.

The laundry room has a sink and extra cabinets. Having an access door to the backyard is a major convenience, especially if coming home with dirt/mud.

Coming up the staircase, you will have the master bedroom, one bedroom and bonus room towards the right. Towards the left are 2 bedrooms and a bathroom. Not all of the rooms upstairs have crown molding and the walls upstairs do not have rounded corners. All bedrooms have ceiling fans and built-in speakers.

The first bedroom, to the left and facing the front of the house is a smaller room with a small closet. The window faces the large green fields from the elementary school.

The hall bathroom separates the two bedrooms on the left. It has new floors, but the cabinets, countertops and bathtub look original. Everything is well maintained and clean. The toilet is not in a separate room and sits next to the double sinks.

The second bedroom is comparable in size as the first bedroom, but the closet is slightly larger. The window faces the backyard.

Coming out of the bedroom immediately to the left against the wall is a very small closet which is not big enough to be a linen closet. It currently holds some rolled up towels.

The hall leads to the large and spacious master bedroom. One wall is lined with a mirrored closet doors. The large windows face the backyard. The bathroom was completely remodeled and contains double sinks, a large shower and a Jacuzzi bathtub. When the bathroom was remodeled they created the shower but merged the bathroom that originally separated the toilet/bathtub so that now the bathroom is one big room.

Adjacent to the master bedroom is bedroom number three. It is comparable in size to the other bedrooms and has a decent sized closet with sliding doors. Only one of the two closet doors is mirrored and the ceiling in the closet still has the original popcorn texture. The window faces directly into the neighbor’s window.

The large bonus room sits on top of the garage and overlooks the green fields across the street. It is large with some outdated built-in cabinets and wet bar. It can easily be used as a bedroom, playroom or office.

The house is move-in ready and terrific for any family, especially for grade-school children that can run across the street to the school in the mornings. It is steps away from the community pool, clubhouse, volleyball court and tennis courts. At the new price, it will not be on the market for long (depending on the short sale process).

This home is a two level condominium, with kitchen, dining area and living room downstairs and two bedrooms upstairs. The home is a middle unit, sharing walls with neighbors on each side. It is located near the entrance of the community, next to the sound of running water from the man-made ‘lakes’ and steps from the pool and tennis courts. It is move-in ready with scraped ceilings, wood floors throughout, updated lighting, remodeled bathrooms and laundry hookup located in the private, enclosed patio.

Upon entering, you have the view to the over-sized sliding glass door at back end of the condominium.

Immediately to the left is a small functional kitchen with updated appliances and a tile floor. The older cabinets are newly painted and everything looks clean, but it lacks a full pantry. The kitchen offers an open view to the rest of the first floor with the eating bar separating it from the small dining area.

The living room is a couple steps down from the rest of the first floor, which clearly defines the area. The step is a small size, only running a small portion along the different levels; therefore something will need to visibly separate the areas to avoid someone from stepping off a portion that does not have the step. The living room is a nice size with a fireplace and built in bookshelves.

The living room opens up to the enclosed patio, which has a closet area for laundry. The sliding glass door is original. On the other side of the patio fence is Park Place. Although it is not a busy street, traffic coming into the community may be heard from the patio since the condominium lies close to the entrance. Across the street is also another community’s entrance.

A small closet and updated half bathroom are located to the right of the front door.

Coming up the staircase, I noticed one of the home’s two large skylights which brings in a lot of light. The high vaulted ceilings provide an open spacious feel. The bedrooms and one bathroom have wood floors.

The hall bathroom separates the two bedrooms and is fully re-modeled with tile floors, a Jacuzzi bathtub and updated cabinets, hardware and lighting.

The first bedroom is smaller, but the vaulted ceilings and a good sized closet create a spacious feel. The windows face the front of the home.

The master bedroom is a decent size with built in cabinets and walk-in closet. The vaulted ceilings and space at the top of the wall separating the bathroom brings in light from the bathroom skylight. The window faces Park Place. The original model did not have a full master bathroom but this remodel made it look like an original design. It has another mirrored closet, corner shower and updated single sink. The skylight brings in a lot of natural light.

The updated condominium has a great open layout and having two full bathrooms upstairs is a plus. Having laundry on the property is another big convenience. The grounds are maintained nicely and the unit comes with one carport and one open parking space. However someone may want to consider any traffic noise with the back of the unit facing Park Place. Again, it is not a high traffic street, especially with the end of the street currently being a dead-end, but the location next to the entrance/exit of The Lakes and the community across the street may be worth considering.

13 Porter is nicely situated on a cul-de-sac. It has no Mello Roos nor association and is a turn-key home with 1 bedroom on the main floor and pool/spa in the back yard.

The house has scraped ceilings, 6 paneled doors, recessed lights and ceiling fans, crown molding, new windows, clean carpet and clean tile. The ballusters on the staircase also look newer, which provides spacing safe for any infant. The bathrooms have been upgraded but the cabinets are outdated. The backyard has a pool and spa and plenty of space to entertain, but no grassy area to run/play on.

Upon entering, the vaulted ceilings and large windows in the living room, staircase and back rooms of the house create an open, light feel. Immediately to the left, along the wall, is the garage door entry where the laundry hookup is located. Looking towards the right, part of the staircase separates the living room from the smaller dining room.

Towards the left is a small hallway and in the back of the house is the family room and kitchen (which leads back to the dining room). The small hallway leads to the nice bathroom with a pedestal sink and a corner shower. Between the bathroom and the downstairs bedroom is a hall closet. The bedroom is currently used as an office with built-ins and has a ceiling fan. The smaller closet has mirrored doors.

The family room has a cozy brick fireplace and ceiling fan. One upgrade that is very useful for any family is the small counter area that can be used for a computer station or area to sit and pay bills/do work. The room has a big sliding door that leads to the backyard.

An eating bar with granite countertops separates it from the kitchen. The kitchen has white appliances, clean cabinets that may appear a bit outdated for some people’s taste, a nice backsplash and plenty of cabinet space with a small pantry. The window overlooks the backyard/pool.

The backyard has nice concrete, a pool, small jacuzzi and an area for outdoor seating. I did not see any signs of fencing around the pool to stop access into the pool. The retaining wall is nicely done with simple landscaping. There is not patio cover.

Once upstairs, double doors lead into the first room to the right which is the master bedroom. It has beautiful high ceilings and a ceiling fan. Although it isn’t an oversized master bedroom, it is large enough for a couple of dressers and king sized bed with nightstands. The windows overlook the backyard. I’m not sure if noise is a factor with it being located at the front of the hallway. In addition, just outside the double doors are the balluster s from the staircase which overlooks the downstairs area. A big positive is the layout into the bathroom. The pocket door into the double sink area provides privacy and can shut out light/noise in the mornings if someone is still sleeping. The vanity area has a door leading into a large walk in closet, which has access to the attic. Beyond the sinks is the toilet, upgraded shower and only bathtub.

The hall bathroom has a single sink, an updated shower, floors and lighting but the cabinets are outdated.

There is a small linen closet across from the bathroom, which is next to one of the two remaining bedrooms. The bedroom is smaller with a small mirrored closet. It overlooks the backyard. The other bedroom has a bigger mirrored closet, the only bedroom with wood floors and overlooks the side of the house and into the neighbor’s lovely backyard.

Looking at current listings and recent sales, the price per square footage is higher. But if you are looking to move into a turn-key house towards the end of a cul-de-sac or a model with a downstairs bedroom, this is worth looking at.

The location, at the end of the cul-de-sac and down the street to one of the two community pools, is desirable for any family. This house has 4 bedrooms upstairs, with one of the bedrooms having an open half-heighted wall that overlooks the entrance/living room, but the wall can easily be enclosed. 15 Diamante is a zero-lot-line property with a larger flat backyard for Northwood, currently with views of the mountains and is backing to a large empty field. However, the buyer should be aware that the Irvine Company will be building housing on the empty fields behind the house. New construction has already started along Irvine Blvd, southeast of Jeffrey (Stonegate Community). The construction will continue on the northwest side of Jeffrey as well.

Walking up to the new front door, the wide iron fence allows visibility and an open feel to the backyard. If you want a private backyard, a different type of fence will need to be installed.

Although the ceilings have the original popcorn texture, the vaulted height and large windows bring in a lot of natural light. The carpet is clean, paint new and the tile in the bathrooms and family room are very plain but clean. The cabinets in the bathrooms are original, however the kitchen was being remodeled with granite countertops and new cherry cabinets, with the plan of completion during the week. The bathrooms had some newer features, but need to be updated to give a modern look throughout the bathroom. There are a few new windows with multi-panes downstairs and in the master bedroom but the rest are original.

The outdoor entrance has clean but outdated tile, leading up to a nice new wood door.

Upon entering, there is a carpeted dining room immediately to your left and a carpeted living room with vaulted ceilings to your right. There are plenty of windows to bring in a lot of natural light.

Straight ahead leads to the back of the house where the family room is located. The room has a remodeled wetbar. The garage entrance and a half bathroom is located off of the family room. On the back wall is a red/pink painted brick fireplace and the sliding door leading to a lattice covered patio and large backyard. The backyard has a lot of grass and is a nice play area for kids/pets. It has room for a pool to be built.

The family room opens up to the kitchen (which has an entrance into the dining room). There are modern lights hanging over the eating counter and the original fluorescent lights are replaced with recessed lights. Along the back wall is an original large bay window allowing a lot of light to come in from the backyard and a small nook that might fit a very small table.

Once upstairs, the master bedroom is to the right. It is large with vaulted ceilings and new windows which face the cul-de-sac. Someone may want to consider the noise from the garage door with their master bedroom located on top of the garage.

The bedroom has an open solution to the vanity, not having a door separating it from the sleeping area. It has double sinks, each with different hardware, but a large countertop and new lighting. To the right of the sinks is a nice large walk-in closet. To the left is the toilet and bathtub.

The upstairs bathroom has double sinks, a large countertop, toilet and bathtub. The flooring is vinyl and glass tub doors and cabinets are outdated, but the faucets, sinks and lighting are newer.

The bedroom next to the bathroom is the largest of the three, with a large mirrored closet. The view from all three bedrooms overlooks the current empty fields.

The second bedroom (located in the middle of the three bedrooms) has a small closet.

Depending on what you want to use the third bedroom for, it can be a den/playroom that opens up with a view to the downstairs entrance/living room. If it is destined to be a bedroom, the wall would need to be enclosed.

Looking at current listings and recent sales, the price for this house seems high. The layout is nice but one should consider the zero-lot-line, room for upgrades and most of all, impact of the new construction behind the backyard. Would you be willing to live next to construction with the noise and dust for a couple of years without knowing the true impact of your views/privacy and noise?
