Open House Review: 214 Springview, Irvine CA 92620

Today I am reviewing a spacious 1 bedroom, 1 bathroom condominium in Irvine Springs. It is an upstairs end unit in excellent condition. The home faces Park Place, but there is minimal traffic, especially with the community located at the end of a dead-end street.

With one covered carport space, visitors can park in visitor designated spots, or off the street in front of the community. Once upstairs, the entrance is located to the right. It overlooks plants and out to Park Place. The windows are original, but the rest of the home has been completely remodeled and is in excellent condition.

Upon entering the home, the living room has high ceilings and a ceiling fan. It is a light and bright area with a sliding glass door and additional natural light shining in from the kitchen windows. The wall separating the living room from the kitchen has been partially opened up, creating an open and social feel. The floor is black polished tile and the walls are cleanly painted in neutral tones. Built-in speakers have been installed.

To the right is the sliding glass door leading out the balcony. The balcony has a built-in single seat and a couple of lower cabinets. There is enough room to have a couple of chairs outside.

The kitchen sits behind the living room. It has been upgraded with light granite flooring and black granite countertops. To the right is an L-shaped area consisting of a black dishwasher, double sink, stainless steel range and microwave hood vent and space for a refrigerator. There is only one full cupboard on that side of the kitchen, but there is enough counter space to prepare food. However, to the left of the kitchen entrance is a built-in peninsula coming diagonally from the corner. There is additional storage space in the peninsula. This provides for an eating area as well. The only downfall of the kitchen is the lack of a pantry and extra upper cupboards.

A large opening leads you from the living room into the bathroom and bedroom area. The vanity area is visible from the living room. It might have been nice if there was a privacy door to separate the areas, but it is nicely remodeled. The bathroom area has light travertine floors, built-in cabinets to the right of the vanity with space for a washer/dryer combo. Once in the bathroom area, the bedroom is to the right. Sliding fogged glass doors can be closed for privacy. The bedroom has bamboo flooring, a ceiling fan and mirrored closets on each side of the bedroom window.

Another closet can be found in the bathroom area on the wall opposite from the bedroom doors. It sits at the end of the upgraded vanity. The vanity has wood cabinets and travertine counter-tops. There is a modern single glass sink. On the opposite wall from the sink, is a fogged heavy glass door leading into the tub/shower combo. It has a new jacuzzi tub and tile surround.

If you are looking for a one bedroom area in Northwood, this is a nicely remodeled home. The Community has streams, pools and tennis courts.

Open House Review: 4 Varesa

I am reviewing a home today in Northwood’s Vista Filare Community. Just down the street from Sierra Vista Middle School, this home is walking distance to the middle school, walking trails and Northwood Park Shopping Center. It is a zero-lot-line property so there are no windows along one side of the home.

Upon entering the home, there is a partial wall straight ahead which creates an entrance area. To the left is the living room and staircase. On the other side of the small wall are the dining area and a doorway leading back to the kitchen and family room. The flooring throughout the first level is laminate wood flooring. The living room has high ceilings and a brick fireplace. It is a smaller room, but has plenty of natural light coming in through 3 windows. The windows throughout the home are original.

The dining area has a window facing out to the side patio. It is a decent sized area and has a nook that sits between the staircase and the coat closet that can fit a computer table or a smaller piece of furniture. The coat closet can be used as additional storage area since it runs deep under the staircase.

Through the open doorway are the kitchen, bathroom and family room. The kitchen is immediately to the right. It is a narrow space but it has been remodeled with newer cabinets, granite countertops and backsplash. The old panel lighting was removed and recessed lighting was installed, partially raising the ceiling. The dishwasher, range and double sink are black while the microwave hoodvent is stainless steel. There is ample counter space and storage in the cabinet and pantry. The sink and dishwasher sit on the peninsula that can seat barstools on the family room side. It is a nice open layout that looks out to the family room.

The family room is a narrow rectangular room. On the far wall is the entrance into the double garage. On the wall that the peninsula comes off of, a large sliding glass door leads out to the side patio, which brings in a lot of natural light. The patio is located off the side, of the home, beyond the front door. It is a rectangular patio with a fountain and space for a small table with chairs.

Across from the kitchen is a half bathroom that sports a closet with the laundry machines. The cabinets and single sink look original while the hardware has been updated. The blue-ish tile floor looks a bit dated and the grout could use some cleaning.

Going up to the second floor, a linen closet and skylight are located on the landing leading up to the second floor. The stairs and bedrooms have tan, clean carpet. Once upstairs, the first bedroom is to the right. All three bedrooms are furnished with a ceiling fan. The bedroom is a basic size with one large window looking out to the side patio. It has a full two-door sliding closet.

Next to the first bedroom is the other secondary bedroom. It is similar in size with a window overlooking the side patio. One of the sliding closet doors looks has fallen off the track.

Across from the bedroom is the shared bathroom. It is nice with natural light coming in through a skylight above the tub/shower combo. The single sink vanity is original but the cabinets look like they were painted white, which further brightens the bathroom. The flooring is a new linoleum floor. The tub/shower combo has the 4×4 white tiles. Part of the ceiling paint which sits over the shower is peeling.

The master bedroom is a smaller room that does not have an obvious space if you want a television in the bedroom. The wall across from the bed is lined with three closet mirrored sliding doors. A large window overlooking the side patio brings in ample light.

The master bathroom is found through an open doorway. Without a privacy door, light and noise from the sink area might disturb a person who is still in bed in the evening or morning. The carpet runs all the way up to the double sinks. Like the shared bathroom, it looks like the original cabinets were painted white and the countertop is original. The shower and toilet are in a tiled separate room. A window located at the top of the shower brings in natural light. The shower has 4×4 white tiles and the shower glass doors are clean and newer. The shower is in clean, excellent condition.

Although some upgrades could be used in the bathroom, it is in move-in condition. It has a nice, open layout and there is enough space on the side patio to entertain. The only things that I did not like were the feel of the smaller rooms downstairs and the location of the downstairs bathroom being right across from the kitchen. However, compared to other condominiums that I have been reviewing, I like how this home has the two-car attached garage and a larger patio area.

Open House Review: 121 Arden

Today’s condominium in Northwood Pointe is move-in ready with the potential of negotiating some of its furniture and stainless steel refrigerator.

Upon entering the home, a short wall with a small opening to the kitchen is on the left.

The opening has plantation shutters so there is an option to close the shutters. To the right is a large window and sliding glass door leading out to the long driveway. Straight ahead is the staircase and in front of the kitchen is a large rectangular room consisting of the dining room and living room. The flooring throughout the entire first floor is polished porcelain tile. Plantation shutters are furnished throughout the home. The interior paint is clean and home is in excellent condition.

Through the kitchen’s doorway is a refrigerator and pantry on the left. A window facing the front yard sits on the far wall. On the opposite wall from the pantry are white cabinets, gas stove and microwave hood vent. There is plenty of counter space and cabinets for storage. Wrapping around, the granite countertop continues to the double sink and dishwasher, which looks out to the great room. There are plantation shutters above the double sink which can be opened or closed.

The great room is light and bright with four large windows and a single glass door leading to the backyard. The dining area is a decent size and flows directly into the living area. There is a fireplace which sits between the staircase and a built-in entertainment center. Beyond the entertainment center is a short hallway with a large coat closet/storage which sits under the staircase, entrance to the garage and a half bathroom.

The garage has built in cabinets along the back wall. The half bathroom has an upgraded toilet with self-warming features amongst other capabilities. The same features are found on the other two toilets upstairs as well. There is a pedestal sink and a small window.

The backyard sports a rock waterfall in the corner and a built-in bar-b-que with bar for seating. It is hardscaped with rock slate, and has no grass. The shape of the small yard is L-shaped but leaves space for entertaining.

Going up to the second floor, a large window sits along the staircase. The stairs and bedrooms all have hardwood flooring. Once upstairs, the hallway has small windows, bringing in light to the second floor. The hallway is L-shaped where it leads to a laundry room and one bedroom to the right. The laundry room has a small window next to a set of cabinets which sit over the side by side washer and dryer. The bedroom is a basic size with two windows and a mirrored sliding-door closet.

Down the other hallway is one more secondary bedroom, a shared bathroom and down at the end is the master bedroom. A set of lower cabinets sit outside the master bedroom.

The other secondary bedroom appears slightly smaller, but has 3 windows and a mirrored sliding-door closet. The shared bathroom has a single sink with plenty of countertop space. The cabinets are white. The tub/shower combo is fiberglass so the tub and wall surround are fiberglass. There is a small window that sits above the tub/shower fiberglass wall.

The master bedroom is a good size room with a set of glass French doors leading out to a small balcony, which overlooks the front yard. There is a large walk-in-closet with a closet organizer installed. I am a big proponent for the bathroom’s privacy door which keeps noise and light out of the bedroom in the mornings/evenings. The bathroom has dual sinks with a 4×4 white tiled counter top. The cabinets are white. The shower also has the 4×4 white tiles. The toilet is separate and has a small window in the room. It is in excellent condition.

This 3 bedroom home is turn-key is on a low-traffic private street. Everything is clean and nicely laid out. The property is also walking distance to its neighborhood elementary school. The home is zoned for Canyonview Elementary, Sierra Vista Middle School and Northwood High School.

Open House Review: 132 Pineview

I reviewed a couple of two bedroom units on Pineview back in February, but this is the first one bedroom model I have seen. I was pleasantly surprised with the spaciousness and layout of this two level end unit. Being an end unit has the advantage of having additional windows and light flooding the home, as well as a more private patio. It is also located next to the visitor parking spots and just steps away to its designated covered parking space.

With the home being an end unit, there is additional natural light coming in through the dining area’s extra, large window, which does not exist in the middle units. Many of the other units’ parking spaces are a bit of a trek to the home, but this unit’s space is just out the door. The kitchen, dining area and living room are downstairs and the large bedroom with bathroom is upstairs in the loft area. The home has scraped ceilings, dark laminate wood flooring, updated kitchen and bathroom as well as updated lighting. One downfall is the lack of a bathroom downstairs and having residential parking spaces along the side of the property.

Upon entering, you have the view to the over-sized sliding glass door at the back end of the condominium. In front of you is the staircase. To the right is the kitchen with a peninsula, which opens up to the big room that consists of a dining area and living room.

Immediately to the right is a small functional kitchen which has been fully remodeled. The floors are a modern tile, cabinets are maple wood and the counter tops and backsplash are dark quartz granite. An herb bay window faces out towards the front of the home. Recessed lights and stainless steel appliances have been installed. There are plenty of cabinets and drawers, but the kitchen lacks a pantry. The peninsula contains the double sink and dishwasher. The kitchen offers an open view to the rest of the first floor with space for some bar seating.

The dining room and the remainder of the first floor have dark laminate wood flooring and recessed lights. The dining area is located on the other side of the bar seating. It can fit a good size dining table. The extra window in the dining room makes a big difference with the feel of the room. The window is frosted for privacy. Outside the window are residential parking spaces so there could be headlights at night shining towards the side of the home.

The living room is a decent size and lacks a fireplace. The high ceilings reach up to the second floor’s ceiling and windows above the large sliding glass door reach up to the ceiling, giving a spacious and light feel. The sliding glass door leads out to the patio which has an outdoor closet area for laundry. At the end of the patio slab are plants which borders along the man-made stream running down between the buildings. The patio is defined by a square concrete slab, but it does not hinder you from walking across the plants to your neighbors’ patios. The owner did a wonderful job creating a private space with additional plants and a lattice fence. The residential parking spaces do butt up to the side of the home and patio, so there may be an occasion car parking and facing your patio area through the bushes.

The staircase and bedroom are carpeted. Once upstairs, the bedroom wall is a half wall, which overlooks the downstairs living room and patio. It is bright and light with some large windows on the side wall that runs up to the ceiling. The windows look out to the residential and guest parking spaces.

The sink is at the end of the bedroom at the opposite wall from the half wall. The sink sits between the walk-in closet and separate tub/shower combo. A skylight is located above the bathroom area. The single sink has white cabinets and a blue tile counter top. The carpet runs all the way up to the sink. The walk-in closet is to the left of the sink and is a good size. To the right is the fully remodeled bathroom with modern porcelain tiles, new tub/shower combo and updated tile wall surround.

The condominium has a great open layout and I definitely prefer this end-unit home for its extra windows. Having laundry on the property is another big convenience. There is limited visitor parking at the corners of property, so it is nice to have spaces located outside the unit. The home is walking distance to Santiago Hills El
ementary School and close to the walking paths. The issues I have with the home are having the residential parking spaces facing the patio and dining room window the lack of a half bathroom downstairs. Otherwise, the condominium is spacious and move-in ready.

Open House Review: 17 Prosa

Today I am reviewing a single level home in Northwood’s Park Paseo Community. I reviewed the same model as 17 Prosa, just down the street at 18 Diamante in mid-March. Both homes are a single level, zero-lot-line property but this home has more upgrades throughout the home and is listed with slightly more square footage, although Diamante’s property backs to a walking path and the community pool. However, 17 Prosa is nicely situated on a cul-de-sac street with one of the two Association pools at the end of the cul-de-sac. The home would be desirable for a family wanting to be close to the amenities as well as walking distance to the elementary and middle schools. Northwood High School is designated for this neighborhood. This home is priced a bit higher at $729,000 versus Diamante’s $718,800 price.

With it being on a zero-lot-line there are no windows on one side of the home. This house has scraped ceilings, updated kitchen and bathrooms, stainless steel appliances, updated lighting and a nice yard. Unlike Diamante, this home has new windows, the flooring has been updated to tile and distressed wood and the interior is nicely painted in neutral tones.

The front door is located on the side of the home. The entrance leads into a tiled area with a step down living room to the right. Straight ahead are new French doors leading out to the atrium. In front of the atrium is a narrow space for the piano. In Diamante, built-in bookshelves were located immediately in front of the atrium. The garage entrance is located to the right, between the atrium and the living room. To the left is a short hallway that leads to the kitchen, family room and back to the bedrooms.

The step-down living room has vaulted ceilings and 3 windows which bring in an abundance of natural light. The atrium brings in additional light to the area. The floors are wood and the room has a fireplace.

The atrium is filled with plants and has 3 beams running across the opening up top. The atrium has two windows along the left hand wall which are the two secondary bedroom’s windows.

The hallway leading to the back of the house has a coat closet and leads to one big rectangular space which consists of the kitchen, eating nook and family room. The kitchen is to the left with a peninsula that separates the kitchen from a small dining area. Since the tile floor continues from the entrance and throughout the kitchen and family room, there is a nice flow, unlike in Diamante where the family room had different flooring. The peninsula has room for bar seating. The old panel lighting was removed and recessed lighting was installed, partially raising the ceiling. A large garden window looks out to the side yard. I did not know that the cabinets were original since they were nicely stained and lacquered inside and out. The countertop and backsplash are updated with granite and the appliances are stainless steel. There are plenty of cabinets and drawers for storage, as well as a floor to ceiling pantry.

The eating nook has one of the three sliding doors leading to the yard. Again, there is no limit to how big or small you make the dining area or family room since the flooring flows throughout.

The family room has cathedral ceilings and a large sliding glass door. It creates an open feel. Unlike Diamante, there are no built-ins, which leave more flexibility for the furniture. The room creates a good social setting and flow into the backyard.

Another hallway leads back to the shared bathroom. The wood floor starts in the hallway and flows throughout the bedrooms. A linen closet sits to the right of the bathroom, outside of the two secondary bedrooms. The master bedroom is to the left, facing the backyard.

The bathroom is fully re-modeled, unlike Diamante’s partial upgrades. It sports a new single sink with a granite counter top, mirror and lighting. The new tub/shower combo has clean sliding glass doors and tile walls. The floor is tile.

To the left are double doors leading into the master bedroom. At the far wall is a sliding glass door leading to the backyard, which brings in a lot of natural light. The room is a decent size with crown molding and two sets of closets. They removed one set of closet doors and left it as an open space while the other closet has mirrored sliding doors. The remodeled bathroom is located through a large opening and has two sinks, granite counters and a good amount of counter space. To the left is the separate tub/shower combo and toilet. Diamante’s master lacked a tub. A narrow window is located at the top of the shower wall.

The other two bedrooms are average in size and have windows looking into the atrium. Both have a mirrored double sliding closet.

The backyards of the two properties differ. This home has a concrete patio as well as grass and trees. 18 Diamante’s had no grass but its nicely hardscaped yard’s wall backed to a walking path which created extra privacy.

17 Prosa has more upgrades and is move-in ready in comparison to 18 Diamante. It is also located on a nice cul-de-sac street with a view of the pool at the end of the street, while 18 Diamante property backed to a walking trail and the pool. Both are single level and close to the award winning schools. Would you rather have more privacy in the backyard or the comfort of a cul-de-sac location?
