Open House Review: 30 Farragut

This pool property’s home is partially upgraded with new flooring, updated kitchen, smooth ceilings, new internal doors and added ceiling fans.  It  is listed with a downstairs bedroom, however I believe it would better serve as a guest room or office since there is not a full bathroom downstairs.  Traffic from Bryan, which backs to the property, could be heard from the yard, but the traffic sound was minimized with the windows closed.  The price has dropped $50K as of November 14.  30 Farragut residents are slated for Northwood Elementary, Sierra Vista Middle School and Northwood High School.

Asking Price:               $899,000

Lot Size:                      5,256 Sq. Ft

Open House Review: 9 Campanero West

9 Campanero West is nicely located at the end of a cul-de-sac street, just steps away from Santiago Hills Elementary School’s green fields and Park Paseo’s community clubhouse with a pool, tennis courts and sand volleyball court.  This property would appeal to any family looking for a great location that is walking distance to the elementary school and in walking/biking distance to Sierra Vista Middle School and Northwood High School.  There are many original features, but the home has been partially updated and has a nice size backyard.

Open House Review: 26 Lucero East

Today I am reviewing a desirable single level home in Northwood’s Park Paseo Community.  The home is a zero-lot-line property which is located nicely at the end of a quiet cul-de-sac street, just steps away from one of the community pools and tot lots. The home would be desirable for a family wanting to be on a street close to amenities as well as walking distance to the elementary and middle schools.  Santiago Hills, Sierra Vista Middle School and Northwood High School are designated for this neighborhood.

Asking Price:    $739,000
Bedrooms:        3

Open House Review: 90 Devonshire

Last week I wrote up the property at 45 Coleridge, which was accepting back-up offers, just after five days of being on the market.  90 Devonshire is the same San Mateo model but this home lacks the optional conservatory and is priced about $40K higher, and like the other model, it is also now accepting back-up offers just 16 days after being on the market.  Both of the sales are quicker than usual.

The basics:
Asking Price: $860,000
Bedrooms: 3
Bathrooms: 2.5
Square Footage: 1,870
$/Sq Ft: $ 460
Property Type: Condominium
Year Built: 2013
Community: Stonegate
HOA: $110/month
Mello Roos: Yes

Open House Review: 45 Coleridge

45 Coleridge is accepting back-up offers as of October 24, just after five days of being on the market.  This is one of the quicker sales I have seen of this San Mateo model.  This is the first home I have been to with the optional conservatory on the first floor.  Although the conservatory provides additional living space, it leaves the backyard with a very small patio area.

The basics:
Asking Price: $819,000
Bedrooms: 3
Bathrooms: 2.5
Square Footage: 1,832
$/Sq Ft: $ 447
Property Type: Condominium
Year Built: 2012
Community: Stonegate
HOA: $110/month
Mello Roos: Yes
