Turning onto Hillgate from Turtle Rock Drive I remembered other condos that I had seen here. The area is quite secluded and every condo seems to have its own perch among the treetops. But this one has a few extra quirks.

It is three stories with 2,855 square feet, superb views and exceptional privacy. On the flip side, the number of steps will be a question for some, and the exterior is going to need to be redone.

Significant Numbers: This 4 bedroom, 2.5 bath home was built in 1978. As noted, the exterior is ready to be redone and HOA dues are $515. The broker indicated plans for the exterior are underway. She added that many of these condos are seeing transitions with older owners selling to younger families who can handle the steps.

Who will move in? It could be a good sized vigorous young family looking space and the Turtle Rock setting with top schools, parks, trails and pools, along with a key spot in Irvine, near everything, but still nicely secluded. Another combination might be a couple who likes to entertain and often welcomes guests, or needs some extra rooms for an at home office, library or hobbies.
