With the angle of the home, it has a huge private front yard with a driveway big enough for kids to safely play within their property, but still have the end of the cul-de-sac, sidewalks and greenbelt to access. With scraped ceilings, new flooring, windows with plantation shutters, upgraded kitchen and partially upgraded bathrooms, the home is in great condition. In addition, the yard is large for Irvine standards and has extra privacy with the greenbelt backing to the home. With the home being on a zero-lot-line property, there are no windows along one side of the family room but it is not noticeable with all of the light and the location of the home.
The front door is located on the side of the home. Upon entry, a short hallway and the staircase are directly in front of you and the living room is to the left. To the right is the dining room, which fits a good size table. The living room and entrance have vaulted ceilings. There is plenty of natural light flooding the rooms. The entire first floor has wood flooring.
One of the entrances into the kitchen is from the dining room. The kitchen has been remodeled with update lighting, stainless steel appliances, built-in refrigerator, new cabinetry, countertops and backsplash. The kitchen’s original wall, separating it from the dining room has now been replaced with a peninsula and opens up nicely to the dining room. A wine frig sits on the dining room side of the peninsula. There is a casual eating nook, which has a built in breakfast bar, sitting in front of a large kitchen window looking out to the backyard. The kitchen also opens up to the family room with another breakfast bar separating the rooms.
The rectangular family room is standard. The original brick fireplace is painted white and is located next to the French doors leading out to the backyard. In the opposite back corner is a small wet bar, which is dated, but has a sink and counter. Recessed lights have been added to the room to provide extra light.
The half bath downstairs is located at the back of the family room, next to the garage entrance. It is in excellent condition with the tile flooring and an updated vanity with glass tile backsplash. The mirror is also updated with a matching wood frame.
The backyard has a patio with space for furniture. The lattice cover looks warn, but provides cover for the evening sun. A built-in firepit sits near the grass. Part of the backyard which backs to the greenbelt has cinderblock wall while the other part, backing to a neighbor, has wood fencing.
The stairs and secondary bedrooms upstairs are carpeted. A set of linen cabinets sits outside of the master bedroom. The master bedroom has the same wood floors as downstairs and is a nice size room with cathedral ceilings. Two sets of large windows bring in an abundance of light. The bathroom is located through a large opening and has dual sinks and plenty of counter space. Without a privacy door, the light and noise from the bathroom may affect someone who is still in the bedroom. Like the bathrooms throughout the home, the vanity area is new with some glass tile backsplash. The separate shower and toilet are located to the right, while the walk-in closet sits to the left of the vanity. The shower looks original with 4×4 tiles but has new hardware. I am not sure if the home has pets, but there were small feces on the shower mat, which was unappealing, but the rest of the bathroom looked to be in excellent condition.
The shared bathroom had a matching vanity as the master bathroom, with dual sinks and glass tile backsplash. The tub/shower looks original with the original 4×4 tile surround but has updated hardware.
The two secondary bedrooms are similar in size, with the corner room slightly larger. The third secondary bedroom is found to the right. It has an open wall in the room that looks down over the entrance and living room. The wall could be built up if you prefer an enclosed, private bedroom and currently has plantation shutters to provide some privacy. All bedrooms are equipped with double sliding closet doors.
30 Eden is ideal for any family looking to reside in the community, within a few steps to the amenities and within close proximity to all three schools. The location and large yard sets this property apart from others within the community, which probably had something to do with the quick offer on the home.
