For the third week in a row, I visited a condominium in Woodbridge. This week’s property, 7 Alabaster #2, is also located outside the loop near the southwest corner of the community.
The Basics:
Asking Price: $625,000
Bedrooms: 2
Bathrooms: 2
Square Footage: 1,491
Lot Size: N/A
Price per Sq. Ft.: $419
Days on Market: 31
Property Type: Condominium
Year Built: 1981
Community: Woodbridge – Windsor Estates
HOA: $465 per month ($380 condos/$85 Woodbridge) / Mello Roos: No
Schools: Meadow Park Elementary, South Lake Middle, Woodbridge High School (Irvine Unified)
This condo is the least expensive of the three I saw (the others were at 3 Alderwood and 14 Springflower), but is priced in the middle in terms of dollars per square foot. The setup was a bit strange here, as the garage was right on the corner of the street, but the house was actually set farther back through a courtyard.
I entered the home into a tiled entryway. The living room was on the left; it has vaulted ceilings and wall-to-wall carpet. Several windows with plantation shutters let in light on three different walls. The room has a fireplace with white brick and white molding around it.
The living room leads back to the formal dining room, which is also carpeted. It has mirrors on one wall and a fancy chandelier. A single French door leads out to a small side patio, where the tile is not in great condition. A small built-in unit with shelves and a cabinet helps divide the living and dining rooms.
The large kitchen is at the back of the house, behind the dining room’s mirrored wall. It has newer white cabinetry and white appliances, including the oven, four-burner stove, dishwasher and microwave. The counters are plain white tile and the walls are covered with bold, flowered wallpaper. Windows face the street and a sliding door opens to a second patio; this one is larger and in better condition than the other. The kitchen has plenty of room for a dining table.
The first bedroom is a good size, with two windows on one wall and a walk-in closet with some built-in shelves.
The secondary bathroom has a single sink set into a long vanity. It also has a shower.
The master bedroom is larger and includes a small retreat area. It has two windows on one wall. The walk-in closet has nicer built-in shelves.
The master bath has two sinks set into a shared vanity. It has a sunken, oval-shaped bathtub with a combo shower. It currently does not have either a curtain rod or doors. Like the kitchen, the bathroom is wallpapered.
Overall, this is a pretty simple condo. It is partially upgraded and in mostly good condition. Though the windows have nice planation shutters, the windows themselves are still original. The kitchen is much nicer and bigger than in the other two condos I reviewed recently. I think this is a much better value than the Springflower property, which is smaller and more expensive (though it does include a den/office). All three condos have been on the market for awhile, so it will be interesting to see which sells first in the new year.
