Open House Review: 1 Kara East

Today I saw a two level home featuring a main floor bedroom in Northwood’s Park Paseo Community.  It was a busy open house and the home seems to be priced fairly to sell in today’s market.  The home is surrounded by 3 streets; Hicks Canyon backing to the property, Kara on the side of the home and Kara East running in front of the home.  Children can walk to Santiago Hills Elementary School without crossing any streets.

This house is in very clean condition and has been partially upgraded and remodeled.  The ceilings are smooth, windows new, kitchen upgraded, new wood floors on the first floor and partially upgraded bathrooms.  The carpet could use a cleaning and there are a few scuffs on the walls. Being on the corner of Hicks Canyon and Kara, there is some noise from passing cars on Hicks Canyon, but Hicks Canyon is an internal street in the neighborhood and Kara is a small quiet cul-de-sac street so it does not seem like it should be a concern.  It does sit caddy corner to the entrance of Windstream gated community so I do not know if the gates opening and closing can be heard from the property.  The home feeds into Santiago Hills Elementary School, Sierra Vista Middle School and Northwood High School.

The double front door is located on the side of the home.  Once inside, the cathedral ceilings provide a sense of spaciousness. To the left are the living and dining room, with the original dining room wall removed which now opens up to the family room and kitchen.  To the right are the bathroom and bedroom.   An abundance of natural light comes in from the large windows throughout the entrance, living and dining rooms.  The wood flooring in the entrance area continues throughout the first floor.

The ground floor has a desirable bedroom with cathedral ceilings at the front of the house.  It has double doors leading into the room.  Three windows bring in a good amount of light.  The room has a small closet with sliding doors.  The adjacent bathroom has a single sink and a stall shower. The floors and lighting are updated but the shower stall tiles look original.  It is in excellent condition.

The living room is a small step down from the rest of the house.  The vaulted ceiling and numerous windows provide a light and open space.

The living room opens to the dining room, which has space for a large table.  The dining room has opened up the back wall, so people can enter the family room through the dining room or the hallway. It creates an open feel to the home.

A remodeled marble fireplace sits on the back wall of the family room.  The kitchen peninsula separates the room from the kitchen.

The kitchen has been remodeled with a stainless steel appliances apart from a white dishwasher.  The extra-large peninsula is perfect for entertaining.  There is plenty of cabinetry for storage and the granite countertops provide a large working space. Located across from the main kitchen is a nook with built-in shelves and floor to ceiling pantries.  The garage entry is located next to the nook.

The backyard is hardscaped with no grass, but there is space for outdoor entertaining.

The carpeted stairs have original railing.  On the landing is a set of lower linen cabinets.  The master bedroom faces the back of the house and is a good sized room.  It has vaulted ceilings and is furnished with a ceiling fan. There are two sets of closets, each with mirrored doors.  One set is located in the bedroom while the other is in the bathroom area.  The window faces out to the backyard and overlooks Hicks Canyon.  The master bathroom is located through an opening, but without a privacy door, noise and light will affect a person in the bedroom.  The bathroom has two sinks with a large counterspace.  A skylight sits above the sinks.  The tub/shower combo is original with 4×4 tiles lining the walls and bottom of the tub/shower.  It looks like it could use an update.   A large window sits above the shower, bringing in a good amount of natural light.

One of the other bedrooms has double doors and high ceilings.  The window faces the side of the home.  One wall is taken up by a three-door closet.  The other bedroom also has high ceilings and there is a closet in one corner. The window faces out to the front of the home.

The upstairs bathroom has one sink with good counter space and a shower/tub combo. The floors have new tile but the tub and tub surround looks original.  A window sits above the vanity mirror which brings in natural light into the area.

Looking at current listings and recent sales, the price for this house seems competitively priced.    The flow is nice and the downstairs bedroom will appeal to many buyers.  The only downfall is the location with three streets surrounding the property.  But the home’s location, being so close to the elementary school and community amenities will appeal to many families.
