Located in a gated community near Northwood High School, 58 Montrose is a 4 bedroom home. The price has had a recent reduction from 1,198,800 to 1,119,800. Last week I reviewed 84 Montrose that was advertised as a 4 bedroom property, but was actually a 3 bedroom plus a loft. The neighborhood is a small circle with three small cul-de-sac streets jutting off of Montrose. This property sits on the curve, so cars that enter through the gates and turn right onto Montrose drive towards the property’s front of the home while circling around the street. The property is slated for Canyon View Elementary, Sierra Vista Middle School and Northwood High School.

A rectangular room consisting of the living room and dining room is found to the left, upon entering the front door. With high ceilings, the room appears open, with big windows facing out to the front of the home. Wood floors flow throughout the first and second floors, apart from the tile flooring in the bathrooms. Beyond the dining area is kitchen and family room. I prefer the layout and size of this home, compared to 84 Montrose.
The kitchen is remodeled with marble countertops, new cabinetry and stainless steel appliances. There is plenty of storage space and extra pantry storage at the end of the kitchen, behind the casual eating area. An angled island has space for some bar seating. I like that the casual eating are I set off to the side, at the end of the kitchen instead of sitting in the family room area.
The family room is a good size with large windows looking out to the backyard and a ceiling fan mounted in the middle of the room. Two nooks are found on perpendicular walls which can fit a piece of furniture and an entertainment center. A small hallway found off of the family room consists of the powder room and entrance into the garage.
The powder room is an L-shaped and is furnished with a pedestal sink. It is in excellent condition.
The backyard is a rectangular shape with space for entertaining and a strip of grass between the patio and the back slope.
Once upstairs, the first door leads into the laundry room. The laundry room has space for side by side appliances. Across from the appliances is a set of upper and lower cabinets. Natural light flood the room through a single window.
The master bedroom is a good size with high ceilings. Through an opening, the large master bathroom is found with a linen closet, dual sinks, soaking tub, shower and regular and walk-in closet. An additional vanity area sits along the wall, with extra lighting for applying make-up or a separate area for someone to get ready. Without a privacy door between the bathroom and bedroom, noise and light might affect someone who is still in the bedroom. The bathroom has nice upgrades and is in great condition.
Dual sinks and a separate shower/tub combo are found in the shared bathroom. I like how the sinks are separate from the toilet and tub.
The three secondary bedrooms aren’t large, but they are a standard size, each with a mounted ceiling fan. Outside of one of the bedrooms is a set of linen cabinets.
The paint is clean throughout the home and everything is in great condition. Some buyers would not like the location of the home, off of the T intersection from the short cul-de-sac, but the traffic would be limited to those residents on the cul-de-sac street. The home is walking distance to Canyon View Elementary School and Northwood High School.
