This week, I visited a condominium in Portola Springs at 52 Homeland. This 3 bedroom, 2.5 bathroom house is one of several for sale in the neighborhood.

This condo is located directly across the street from a nice playground and has the feel of a single family home. It has a two-car garage with direct access from the street. There is another playground a block away. When I entered through the front gate, I found myself in a large courtyard.
The front door leads into a small foyer, with the stairs on the left and a powder room on the right. The powder room has a pedestal sink. There are dark wood floors through the whole first floor.
The living room is directly behind the foyer. It is a large space with a window facing the backyard and a smaller one on the side. There is a fireplace on the right with a white molded surround and small hearth. There is a recessed area next to the fireplace where you could have a built-in or freestanding entertainment unit.
The kitchen is opposite the living room, with a large open arch separating the spaces. It is in excellent condition, with granite countertops and white Thermofoil cabinetry. The large center island holds the sink and dishwasher and has room for four bar stools. The fridge sits on one wall and the built-in ovens and the range are on the other wall. There is ample counter space and cabinetry throughout the kitchen, as well as a large pantry.
The dining area is also fully open to the kitchen and living room. It’s a good-sized space with double French doors leading to the backyard.
The laundry room is just off the kitchen. It has a sink, space for side by side machines, and a few upper cabinets. Access to the garage is through the laundry room. This area also has a big closet, making it a nice entry point to the home.
The backyard is a nice size for a condo and is mostly hardscaped, with a narrow bed of plants and flowers around the edges. A patio cover stretches across the majority of the space.
All three bedrooms are located on the second floor. There is also a loft area at the top of the stairs, with a single French door opening to a balcony that overlooks the front courtyard. Though the room isn’t large, it would work well as an office space or small playroom.
The two secondary bedrooms are comparable in size. The Berber carpet shows a lot of old furniture marks and is worn in some places. Each has a two-door, standard closet. One room has a single window and the other has windows on two walls.
The secondary bedrooms share a jack and jill bathroom. It has two sinks set into a single vanity with white tile countertops and white cabinets and drawers. A door separates the vanity from the shower/tub combo, which also has basic white tile.
The master bedroom is big and bright. The carpet also shows furniture marks and some wear, but no big stains. The windows here, as in the other bedrooms, open by sliding up, rather than across.
The master bathroom has a built-in dresser and a dressing table along one wall. On the other side, the bathtub sits between the two vanities, each of which has a solid surface counter and a few cabinets and drawers. The bathtub has a decorative tile surround and recessed display areas on each side. The separate shower is very narrow, with attractive tile and a really small nook for shampoo bottles. The walk-in closet is long and narrow with a couple of standard shelves and poles.
This condo is in very good condition. With the exception of the wear in the carpet, I think it is has been very well maintained. The rooms were good sizes and I liked the layout. I think the condo market is a little inflated right now, though this one does seem to be priced comparably to similar units in the area.
