Last month a 4 bedroom with a loft, on the same street, sold for 1,160,000. For a three bedroom home that backs to Trabuco, let’s see if the home is priced fairly for the neighborhood? Upon entrance, you enter into the home’s high ceiling hallway, distressed wood floors that flow throughout the first floor, and have a view back to the living room. To the left is a short hallway with the coat closet and powder room. In front of the staircase is a nook that is large enough to have a piece of furniture such as a table or a set of drawers. The powder room is large with a pedestal sink and a window that brings in natural light.
The great room is a large square room with the living room to the left and kitchen and dining area to the right. The large windows and double sliding glass doors bring in an abundance of natural light. With no home backing to the property, you get a sense of privacy within your home and patio. However, the traffic from Trabuco could easily be heard through the open sliding doors and from the patio. Trabuco is not as busy as Jeffrey or Sand Canyon, but there is a fair amount of traffic flowing on this street.
The great room, California room and master bedroom are outfitted with a sound system. The great room also has a ceiling fan on its high ceilings and an oversized fireplace. The area opens up nicely to the kitchen. With granite countertops, full modern backsplash, stainless steel appliances and a large island with space for bar seating, the kitchen has a nice layout. Although the kitchen is on the right hand side of the room, the white cabinetry and countertop run the length of the entire back wall, creating storage in the dining area. Beyond the dining area is a small nook that leads into the back pantry/storage area. The nook could sport a narrow desk or piece of furniture.
The double sliding glass doors open nicely into the California Room. The California Room has a ceiling fan and is large enough to have a dining set or some patio furniture. The yard is completely hardscaped and the pavers flow beyond the room into the rest of the yard. The yard is smaller and the traffic from Trabuco is easily heard.
Once upstairs, the master bedroom has high ceilings equipped with a ceiling fan. The room is a nice size with the same wood floors as downstairs. The windows look out to the backyard and to Trabuco. The master bathroom is found through an open doorway. Without a privacy door, light and noise could affect someone in the bedroom, but it looks like a door could easily be added. To the left are dual sinks separated by a soaking tub. Windows bring in natural light into the large area. To the right are the shower and separate toilet. At the back of the bathroom is a large walk-in closet. The bathroom is basic and is in excellent condition.
Just outside of the master bedroom is a laundry room with not just a set of upper and lower cabinets and a sink, but a shelved storage area at the back of the room.
Across the hallway is a shared bathroom and one of the secondary bedrooms. The bathroom has dual sinks and a separate toilet and tub/shower combo.
The two secondary bedrooms have a light beige carpet and are furnished with ceiling fans. One of the bedrooms is slightly larger with a larger closet and more windows. The rooms were in nice condition overall but the baseboards were noticeably dirty.
Slated for Irvine schools and nicely located on a cul-de-sac street, 72 Navigator is a roomy 3 bedroom home. It is move-in ready and I like how the wood floors flow throughout the entire home apart from two of the tiled bathrooms and the 2 carpeted secondary bedrooms. The California Room is a nice feature and although the home does not back to another home, it backs to Trabuco so the traffic could easily be heard. Trabuco is not a major street, such as Jeffrey, but it does have more traffic than residential streets. I think the price drop was appropriate and I wonder if the home is still on the higher side considering the number of bedrooms and it backing to Trabuco. However the home is in a family friendly neighborhood, has low HOA fees and looks to be in excellent condition.
