49 Diamante is located on an internal neighborhood street that is one of the only streets that is not a cul-de-sac street, but it bridges between two cul-de-sac streets. As of June 18, the home was accepting back-up offers, only after 13 days on the market. The home would appeal to any family looking to be walking distance to Santiago Hills Elementary School and in close proximity to Sierra Vista Middle School and Northwood High School. With scraped ceilings, new windows and plantation shutters and partially upgraded kitchen and bathrooms, 49 Diamante is in great condition. In addition, the backyard is large for Irvine standards and has been remodeled with new pavers and a lovely outdoor fireplace. The cabinetry throughout the home is original and the carpet looks worn in some areas, but the sinks, hardware, mirrors, lighting and some of the flooring are updated. With the home being on a zero-lot-line property, there are no windows along one side of the family room. The backyard currently backs to a large empty field, however the buyer should be aware that the Irvine Company will be building housing on the empty fields behind the house.
The front door is located on the side of the home. Upon entry, a short hallway and the staircase are directly in front of you and the living room is to the left. To the right is the dining room, which fits a good size table, but the carpet is cut into the wood floor so it defines the dining table space. The living room and entrance have vaulted ceilings. There is plenty of light in the rooms. The living and dining rooms are carpeted with a shag neutral carpet, the family room has a dated blue-ish carpet while the rest of the first floor has wood flooring.
One of the entrances into the kitchen is from the dining room. The kitchen has original cabinets but the kitchen has been updated with stainless steel appliances, new recessed lighting and 4×4 white tile countertop. It is in clean condition. There is a casual eating nook that fits a table in front of a large kitchen window looking out to the backyard. The kitchen opens up to the family room with a peninsula separating the rooms.
The rectangular family room is standard. The room has crown molding. The original brick fireplace is located next to the sliding door leading out to the backyard. In the opposite back corner is a small wet bar, which is dated, but has a sink and counter.
The half bath downstairs is located at the back of the family room, next to the garage entrance. It is in excellent condition with the wood flooring flowing into the bathroom. The vanity is new with decorative wood cabinetry and granite countertop. The mirror is also updated with a matching wood frame.
The backyard is nicely remodeled with pavers, built-in bar-b-que, fireplace and mature trees. There is also a grassy area and the nice plants lining the walls. Currently, with the empty field, it gives a feeling of peaceful privacy. They do not know yet how the new construction will affect the views.
The stairs and all bedrooms upstairs are the same shaggy carpet as downstairs. A set of linen cabinets sits outside of the master bedroom. The master bedroom is a nice size room with cathedral ceilings. Two sets of large windows bring in an abundance of light. The bathroom is located through a large opening and has dual sinks and plenty of counter space. Without a privacy door, the light and noise from the bathroom may affect someone who is still in the bedroom. I do not like how the carpet runs all the way up to the dual sink area. The countertop is 4×4 white tile and cabinetry looks original but the sinks, hardware and lighting are updated. To the left is a good size walk-in closet. The separate shower and toilet have a nice decorative window and the shower is in great condition.
The shared bathroom has dual sinks with plenty of counter space and cabinets for storage. Again, the cabinets are original but clean. The sinks and hardware are new, but the countertops and mirror look original. The tub/shower looks original with the original 4×4 tile surround.
The two secondary bedrooms are similar in size, with the corner room slightly larger. All bedrooms look out to the backyard. The third secondary bedroom is found to the right. It has an open wall in the room that looks down over the entrance and living room. The wall could be built up if you prefer an enclosed, private bedroom. All bedrooms are equipped double sliding closet doors.
49 Diamanate is ideal for any family looking to reside in the community, near the amenities and within close proximity to all three schools. Although some features are original, they are clean and the home is in excellent condition. One of the two community pools is located one street over, while the elementary school and Community clubhouse, tennis courts and pool with a bar-b-que area are located on the other side of Yale. A similar home sold last year for a slightly higher price, but this yard was much more tranquil and nice. It will be interesting to see how much the new construction will affect the feel of the backyard.
