Open House Review: 3 Terracima

I am reviewing a home today in Northwood’s Vista Filare Community. The home has been completely remodeled and beautifully upgraded, but buyers should note that Culver Drive traffic is heard from the resident’s patio and is visible from the master bedroom. Just down the street from Sierra Vista Middle School, this home is walking distance to the middle school and Venta Spur Trail. It is a zero-lot-line property but with the high ceilings, bright rooms, and upgrades, it did not occur to me that it was a zero-lot line.

This home is fully remodeled from flooring to stair railing, fireplace, windows, plantation shutters, new kitchen, bathrooms, lighting and added crown molding. The real estate agent stated that a contractor was going to turn the downstairs open den into an enclosed room, with a door.

The front opens up to the living room with high ceilings. Looking up, you can see the open walkway that leads across each of the second floor bedrooms. Modern tiled floors flow nicely throughout the first floor. The room has 4 large windows, reaching up to the high ceilings which bring in an abundance of natural light. The remodeled limestone fireplace sits between the set of windows, leaving space for a television to be hung above it.

Beyond the living room is a dining area that opens up to the kitchen. The area can fit a decent size table. A modern chandelier hangs above the table.

The remodeled kitchen has a small island with some storage, granite countertops, light cabinetry with dark hardware and stainless steel appliances. There is plenty of cabinetry for storage, but the kitchen lacks a true pantry. However, to the left is a pocket door with the laundry room, which has cabinets lined above the laundry machines and some open shelving to the left that is currently used to store some kitchen goods. I wonder if the dust/lint from the laundry area would affect storing some kitchen goods in the confined laundry room.

The backyard is found through the sliding glass door. It is completely hardscaped apart from a sliver of artificial grass against the back wall. Traffic from Culver Dr. can easily be heard from the backyard. The space is large enough for outdoor dining set and bar-b-que.

At the opposite end of the home, beyond the living room, is the open den and powder room. The open den is currently set up with a small desk. It will be more useful when the room becomes enclosed. The powder room has matching granite and cabinetry as the kitchen.

The staircase is carpeted. At the top of the staircase is the secondary bedroom, a linen cabinet and the open walkway that overlooks the living room. The bedroom is large with an attached bathroom. The bathroom is fully remodeled with glass tile backsplash, marble countertops, tub/shower combo with a new glass door and tile surround.

At the other end of the walkway is the master bedroom with high ceilings furnished with a ceiling fan. The large windows bring in light, but I am not sure how much traffic noise from Culver can be heard when the windows are open. The room is on the smaller side for a master. The bathroom is found through an open doorway. There is no privacy door so light and noise may be heard if someone is using the bathroom while someone is still sleeping in the bedroom. The bathroom has a large walk-in shower, dual sinks with the same cabinetry and marble countertops as the other bathroom. A walk-in closet and an added linen closet are also found in the bathroom.

3 Terracina is a turn-key home which feeds into the Irvine school district. The re-model includes high end details and the extra bonus room adds desired extra space to the first level. It is nice with a patio area large enough to entertain, but the only downfall would be some potential traffic noise from Culver Dr.
