Open House Review: 38 Bolinas

Driving into Northpark Square, 38 Bolinas is an end unit backing to Bryan. It is a move-in ready condominium with a large patio that is large enough to entertain. The Open House was busy with multiple families viewing the property. Although an Irvine address, students would attend Tustin School District’s Hicks Canyon Elementary School, Orchard Hills School and Beckman High School.

Upon entering the front door the staircase and coat closet are straight ahead, the formal dining room to the left and living room to the right. The house wraps around, circling the staircase in the middle of the home, with the powder room and laundry room to the left and the large kitchen in the back of the home. The home features wide plank distressed hardwood floors throughout the first floor. The high ceilings, neutral tones and large windows provide an open and light feel to the home. The condominium is a desirable end unit, however traffic noise from Bryan was noticeable from the home.

The dining room is a decent size. It is a separate formal room so there is a limitation to the dining table size, but the room could easily fit a good sized table. Beyond the dining room is a short hallway leading back to the kitchen. On the left is the powder room with a basic white single sink and cabinetry. It is clean, excellent condition.

Next to the powder room is the laundry area with direct access to the garage. Overhead cabinets sit over the space for a side by side washer and dryer. The laundry room opens up to the large kitchen.

The kitchen has an abundance of cabinetry and counter space. It features corian countertops, black appliances and has a narrow breakfast bar inside the kitchen. Between the wall which furnishes the bar seating and the kitchen peninsula is the entrance to the living room. The peninsula overlooks the living room, creating a more open social setting.

The living room has a nook for an entertainment center which sits between the front door and the upgraded marble gas fireplace. The room is a nice size and has an abundance of natural light flooding the area.

Walking out to the patio, the traffic noise is easily heard. The patio is nicely hardscaped with planters lining the back fence and a small fountain in the middle. The patio wraps around part of the the home, creating an L-shaped area. There is no grass, but the area is large enough for a patio dining set and space for young children to play.

The staircase and bedrooms have brown carpet, which looked slightly worn on the staircase. A set of lower linen cabinets sits at the top of the staircase. The two secondary bedrooms are similar in size, one with a dual door closet and the other with a walk-in closet. One bedroom’s window looks directly out to Bryan, so I assume the traffic can be heard when the windows are open. The other bedroom looks over the patio with Bryan still visible.

The master bedroom has a large window overlooking the patio. It is a spacious room with high ceilings and a ceiling fan. The bathroom is found through an open arched doorway. There is no privacy door but looks like one could be installed if desired. To the left are a double sliding mirrored door closet, the separate toilet, and a large walk-in closet. A large mirror sits above the dual sinks on the right side of the bathroom. There is plenty of counter space and cabinets. At the end of the room is a large tub/shower combo with new glass doors. The countertop, cabinetry and the pre-fabricated soaking tub’s white materials are basic, but the bathroom is in excellent condition.

The home’s location with regards to the local stores, parks and high school is desirable, but a major downfall is the noise from Bryan, which is a high traffic street. On the other hand, the home is move-in ready, has a large patio and brings in more natural light being an end unit. High School students can easily walk to Beckman High School and bike to the Marketplace. Guest parking is off the street, Bolinas, so guests will need to walk down the alleyway of garages to get to the unit, but there was no issue to find parking.
