IHB News

We are hosting a new event on Sunday, August 1, 2010. I will informally address all interested attendees on how they can profit from opportunities in the trustee sale market. I have already met with many people individually, and there will be plenty of time and opportunity to talk with me one-on-one to ask questions. At this event, I will have a calendar for people to sign up for individual follow-up meetings on Tuesday or Thursday evenings where you will have a half hour of my undivided attention.

I have profiled dozens of trustee sale flips. It is obvious that investors are operating in this market through purchasing properties with cash and flipping them to buyers who require financing. There are ways that individual investors can band together to participate in this market and diversify their risks and lower their capital requirements. I will describe one particular method in detail.

I have arranged to have an appetizer station set up for us at JT Schmids. If you provide some basic contact information, I will give you a card for a free drink at the bar. Technically, that means the drink isn't free, but as any economist would tell you, there is no such thing as a free drink.

    I’ve seen this house because i was buying near by it is in pretty bad condition. So it seriously a rotting carcass.

    Irvine Inventory peaked exactly three years ago on 8-25-2007 at 1,282 homes. Is our current 829 the peak for this year?

      Inventory has really taken off in the past six weeks, up 150 or so.

      I doubt this will be the peak, as I see distressed inventory (increasing inventory) overwhelming traditional seasonality (decreasing inventory), but who knows.

      I thought prices would have weakened more by now, and I have clearly been wrong about that. I still refuse to believe that January 2009 was the price bottom, but I have been dead wrong for a year and a half now.

        We’ve all been wrong (well, at least most of us). Some of us have been saying that Option ARM resets starting April of this year will kill the market. Well, guess what? We got increase in inventory…but where’s the asking price decrease?

        Is California Foreclosure Moratorium to blame? Is California’s home buyer tax credit to blame? Perhaps. Let’s see if the same gimmick can be done in 2011 which I doubt because of CA budget mess.

        Eventually, someone is going to have to pay the piper (HOA if any, prop tax, HELOC if any, and/or mortgage if any).

      I hope not. I wanna see at least 1500 homes but I’m not holding my breath for them.

      We’ll probably hit at least 1k before the end of this year.

    Isn’t “The District” kind of a dumb name for a place? Which district? It should be “The ____ District”, if Irvine had districts.
