Tract specific pricing and discussions

We’re in the process of accumulating tract specific pricing for the various new home neighborhoods in/around Irvine.  Sometimes it’s nice to know what the exact prices are without having to visit the models or call the sales office up.  All the data we’ve collected is located in our forums here: http://forums.irvinehousingblog.com

Several members have added information they’ve collected and this makes it easy to see how much prices have come down in some of the new neighborhoods (Over $100k drops in some tracts).  If you have info on any of these tracts, I encourage you to share it here.  If you feel like creating a thread for a neighborhood that hasn’t been posted, please do! 🙂

    I wonder if there are concessions “above and beyond” the stated prices. The price drops are substantial – but as we see with the Pardee Homes property in Ventura County, some developers are absorbing the cost of Mello-Roos Fees, which effectively reduces the cost of buying a home but does not alter the “face” price of a house.

    Hi Fred,

    First get to the forums by clicking on the ‘Forums’ tab at the top of this page.

    You should now see all the discussions in the Forums.

    In order to post, you’ll have to create an account. Click on the ‘Sign In’ link on the top right, then click on ‘Apply for Membership’. Fill out the form and you’ll receive an email that you have to click on. Now you should be registered to the forums and you can post new threads as well as comments to existing threads.
